About the Company

Our SelectLeaders client is a well-established real estate organization with a long history of successfully executing a value-add strategy supported by a regional office structure and vertically integrated real estate operations. The organization emphasizes responsive tenant service, strong property operations, and hands-on management.

Local Property Managers are responsible for the day-to-day management of their properties, working alongside a robust team of in-house engineers, construction managers, accounting professionals, and property services professionals to ensure the portfolio is well maintained and operating efficiently.

Position Summary

The Property Manager will manage a diverse portfolio of commercial properties throughout the Inland Empire, consisting of retail, flex/industrial, and office properties. This position is responsible for the day-to-day management and operation of the assigned portfolio.

Responsibilities include tenant relations, lease administration, vendor and contract oversight, property operations and maintenance, budgeting and expense management, oversight of tenant improvement and capital projects, and supervision of on-site maintenance personnel. The Property Manager will work closely with the leasing, accounting, engineering, and facilities teams to ensure the properties are well maintained, operating efficiently, and providing a high level of service to tenants.

Responsibilities:

Financial Responsibilities

  • Prepare budgets for review and approval by senior management.

  • Provide detailed financial variance and aged receivable comments.

  • Initiate A/R collections and legal proceedings as necessary.

  • Review general ledgers and reclassify expenses as required.

  • Review, code, and approve accounts payable.

  • Process accounts receivable.

  • Work closely with accounting and assist with monthly accruals.

  • Prepare and review CAM reconciliations as necessary.

Operations Responsibilities

  • Conduct regular property inspections.

  • Provide daily tenant and customer service.

  • Monitor and maintain the appearance of vacant spaces and marketing materials.

  • Conduct tenant move-ins and move-outs.

  • Bid and oversee operational and tenant improvement contracts and services.

  • Work closely with on-site engineering and maintenance personnel.

  • Ensure appropriate property files and documentation are maintained.

  • Conduct regular inspections and provide necessary reporting on property conditions.

  • Serve as the primary on-site contact for tenants and vendors within the assigned portfolio.

  • Coordinate work orders with contractors for service requests, tenant improvements, and building improvements.

  • Assist in the management of on-site construction projects alongside the Construction Management Team.

  • Manage monthly rent collections, servicing of notices, and tenant delinquencies.

  • Monitor budget variances and prepare monthly financial reporting related to property operating budgets.

  • Assist in managing daily property operations, including janitorial, landscaping, parking lot sweeping, pest control, repair and maintenance, HVAC maintenance, roofing, life safety equipment, fire code requirements, security, and other property-related services as needed.

  • Conduct property tours for corporate office and other stakeholders as needed.

  • Prepare weekly operational reports for senior management.
