Job Description

We are seeking an experienced Account Manager, Integrated Facilities Management to lead the day-to-day operations of a high-profile corporate headquarters campus in Irvine, California.

Position Overview

The Account Manager will serve as Dexterra's primary on-site representative, responsible for overseeing integrated facilities management services across Kia America's corporate headquarters campus.

The position oversees approximately 345,000 square feet across two buildings, including the corporate headquarters and design center.

The successful candidate will be a hands-on leader with strong technical knowledge, financial management skills, and experience managing multiple service lines in a Class A corporate environment.

This role requires someone who can anticipate facility needs, manage service providers, resolve operational issues, and maintain exceptional standards of building performance, cleanliness, safety, and presentation.

The Account Manager will work closely with Kia's Facilities Management team and be accountable for service delivery, operational performance, vendor management, budget oversight, and continuous improvement.

Key Responsibilities

Facilities Operations and Management

  • Manage daily facilities operations across the corporate headquarters campus.

  • Oversee building engineering, preventive maintenance, janitorial, landscaping, security services, and specialty contractors.

  • Coordinate the activities of the Chief Engineer, Building Engineers, service personnel, and third-party providers.

  • Conduct regular property inspections to identify deficiencies, safety concerns, and maintenance requirements.

  • Ensure facilities remain clean, safe, operational, and professionally presented.

  • Coordinate building readiness for executive meetings, VIP visits, corporate events, and special activities.

  • Manage emergency response activities, service interruptions, and operational escalations.

Engineering and Asset Management

  • Work closely with the engineering team to maintain building systems, including HVAC, electrical, plumbing, building automation, and life-safety systems.

  • Oversee preventive maintenance schedules and ensure maintenance activities are completed and documented.

  • Monitor equipment reliability, recurring failures, and deferred maintenance.

  • Support asset condition assessments, equipment lifecycle planning, and capital improvement recommendations.

  • Coordinate specialized repairs, maintenance contractors, and building improvement projects.

  • Review work orders, response times, and completion rates to ensure service expectations are achieved.

Client and Vendor Management

  • Serve as the primary point of contact for Kia's Facilities Management team.

  • Build strong relationships with client representatives, employees, contractors, and service partners.

  • Lead regular operational meetings and communicate service performance, outstanding issues, and corrective actions.

  • Manage vendor contracts, service schedules, work quality, and compliance requirements.

  • Review contractor performance against agreed service levels and key performance indicators.

  • Ensure service concerns are investigated, resolved, and communicated promptly.

  • Identify opportunities to improve service quality, responsiveness, and overall workplace experience.

Financial and Contract Management

  • Manage account operating budgets, purchasing, invoicing, and expenditure tracking.

  • Review and validate vendor invoices, service charges, labor costs, and materials purchases.

  • Prepare monthly financial summaries, budget forecasts, and variance reports.

  • Identify cost-saving opportunities through competitive sourcing, operational efficiencies, and preventive maintenance.

  • Maintain accurate records of service agreements, purchase orders, approvals, and vendor documentation.

  • Ensure all activities remain within approved budgets and contractual requirements.

Quality Assurance, Safety, and Compliance

  • Implement and maintain Dexterra's quality assurance and inspection programs.

  • Monitor service delivery using work-order systems, inspections, and performance reporting tools.

  • Ensure compliance with applicable California regulations, OSHA requirements, building codes, and company safety procedures.

  • Maintain contractor insurance, licensing, safety documentation, and required certifications.

  • Investigate incidents, coordinate corrective actions, and promote a proactive safety culture.

  • Support sustainability initiatives, energy conservation, waste reduction, and environmentally responsible operations.

Reporting and Continuous Improvement

  • Prepare monthly operational reports covering maintenance, service delivery, vendor performance, safety, and financial results.

  • Track key performance indicators, including response times, preventive maintenance completion, work-order closure, and customer satisfaction.

  • Utilize computerized maintenance management systems (CMMS) and reporting platforms to maintain accurate operational records.

  • Identify recurring operational issues and implement corrective action plans.

  • Recommend improvements that reduce operating costs, improve building reliability, and enhance the employee experience.

Qualifications

Required Qualifications

  • Minimum 5 years of experience in facilities management, property management, or integrated facilities management.

  • At least 3 years of supervisory or management experience overseeing building operations and service providers.

  • Experience managing Class A office buildings, corporate headquarters, commercial campuses, or comparable facilities.

  • Working knowledge of HVAC, electrical, plumbing, mechanical systems, building automation, and preventive maintenance.

  • Demonstrated experience managing operating budgets, vendor contracts, purchasing, and financial reporting.

  • Experience using CMMS, work-order management, and Microsoft Office applications.

  • Strong communication, leadership, organizational, and problem-solving skills.

  • Ability to manage competing priorities and respond effectively to operational emergencies.

  • Experience working directly with corporate clients and senior management.

Preferred Qualifications

  • Bachelor's degree in Facilities Management, Engineering, Business Administration, or a related discipline.

  • Certified Facility Manager (CFM), Facility Management Professional (FMP), or equivalent professional designation.

  • Experience managing integrated service contracts involving engineering, janitorial, landscaping, and security.

  • Familiarity with California building codes, environmental regulations, and workplace safety requirements.

  • Experience with building management systems, asset lifecycle planning, and capital improvement projects.

  • Experience working in automotive, technology, or other high-profile corporate headquarters environments.

  • Knowledge of LEED, ENERGY STAR, and sustainability best practices.

What We're Looking For

The ideal candidate is an experienced facilities leader who takes ownership of the property rather than simply coordinating service requests.

We are looking for someone who:

  • Is highly visible, approachable, and engaged in daily site operations.

  • Identifies and resolves problems before they affect the client.

  • Understands both technical building operations and customer service.

  • Holds employees and contractors accountable for performance.

  • Communicates clearly and follows through on commitments.

  • Understands the importance of cost control without compromising service quality.

  • Can confidently interact with corporate executives, facility personnel, and technical service providers.

  • Takes pride in maintaining a first-class corporate workplace.

Working Conditions

This is a full-time, on-site management position based at Kia America's headquarters campus in Irvine, California.

The standard schedule is Monday through Friday, 7:00 AM to 4:00 PM. The position requires occasional availability outside regular business hours to coordinate emergency response, critical maintenance, and special events.

The Account Manager must be comfortable conducting regular property inspections, accessing mechanical areas, and working throughout the campus.
