Full job description

Summary of Position The Market Strategy Analyst is responsible for developing and incorporating advanced spatial and quantitative analytics into Dollar Tree's real estate planning, market optimization, and new store site selection processes. The role supports strategic growth initiatives through market planning, sales forecasting, site evaluation, cannibalization analysis, and predictive modeling. The Market Strategy Analyst will develop, enhance, and maintain the Enterprise's Market Optimization and Sales Forecasting Systems used to identify optimal growth opportunities, forecast sales performance, evaluate market potential, and support real estate decision-making. The analyst will leverage demographic, consumer, competitive, mobility, and store performance data to provide actionable recommendations that improve store placement, network optimization, and business performance.

  1. Market Optimization and Growth Strategy Develop and support market optimization processes to identify optimal locations for new store growth through the development of market planning strategies.
  • Work closely with Real Estate, Operations, Asset Protection, Finance, and Senior Leadership to determine the optimal deployment of stores by banner.
  • Evaluate market opportunities, whitespace opportunities, relocation candidates, and market saturation levels.
  • Support strategic growth initiatives through trade area and market analyses.
  1. Site Selection and Sales Forecasting Develop and manage analytical, forecasting, and decision-support processes for Real Estate and Finance.
  • Incorporate spatial analytics and location intelligence into site selection processes.
  • Produce sales forecasts for proposed locations using statistical, geographic, and operational factors.
  • Assess market risks and opportunities impacting store performance.
  1. Cannibalization and Network Analytics Identify and understand significant drivers of store sales and forecast impacts to existing stores.
  • Develop and enhance cannibalization and transfer-sales models.
  • Conduct analog store selection and comparison analyses.
  • Evaluate the effects of store openings, closings, relocations, and competitor activity on network performance.
  1. Advanced Analytics and Predictive Modeling Support the continual enhancement of forecasting and market planning methodologies.
  • Develop, evaluate, and improve predictive and statistical models.
  • Apply machine learning, regression, and other quantitative techniques where appropriate.
  • Monitor model performance and identify opportunities to improve forecasting accuracy.
  1. Data Acquisition and Process Improvement Identify opportunities for improved data sources, analytical methodologies, and process enhancements.
  • Evaluate emerging datasets and analytical techniques to improve business outcomes.
  • Recommend process improvements that increase efficiency, scalability, and accuracy.
  1. Data Management and Integration Source new data and partner with internal and external stakeholders to access relevant and timely information.
  • Integrate demographic, mobility, consumer, competitive, and retail datasets into analytical workflows.
  • Ensure data quality and consistency across forecasting and market planning initiatives.
  • Support ongoing enhancement of enterprise data assets.
  1. Analytical Solutions Development Build, implement, document, maintain, and improve models, scripts, and workflows.
  • Develop scalable analytical solutions using SQL, Alteryx, ArcGIS, Excel, and other analytical platforms.
  • Automate recurring processes and reporting activities.
  • Maintain production-ready analytical workflows and supporting documentation.
  1. Reporting and Visualization Develop reporting tools and executive-level presentations that communicate complex analyses to business stakeholders.
  • Build dashboards and visualizations that support data-driven decision-making.
  • Present findings and recommendations to Real Estate leadership, Finance, and Senior Management.
  1. Cross-Functional Partnership Partner with GIS, Data, Finance, and Real Estate teams to leverage enterprise data and analytical capabilities.
  • Provide guidance on new analytical approaches and data integration opportunities.
  • Support enterprise initiatives involving multi-banner real estate analytics.
  1. Ad Hoc Analysis and Strategic Support Prepare ad hoc analyses, mapping requests, executive presentations, and strategic recommendations.
  • Respond to business questions with timely and accurate analyses.
  • Support special projects and strategic initiatives as needed.

Minimum Requirements / Qualifications

  • Bachelor's degree in Finance, Business, Geography, Statistics, Economics, Data Science, Analytics, or another quantitative discipline.
  • 3-5 years of experience in real estate analytics, site selection, market planning, forecasting, GIS, retail analytics, or a related field.
  • Experience with site selection, trade area analysis, market planning, and location intelligence methodologies.
  • Strong proficiency in Microsoft Excel and SQL.
  • Experience with data analysis and visualization tools.
  • Demonstrated analytical, problem-solving, and quantitative reasoning skills.
  • High level of initiative and ability to manage multiple priorities and deadlines.
  • Strong written and verbal communication skills.
  • Strong attention to detail.
  • Willingness to travel up to 10%.

Desired Qualifications

  • Master's degree in Finance, Business, Geography, Statistics, Data Science, Analytics, or another quantitative discipline.
  • Experience in retail site selection, location strategy, or network planning.

Start Rate = $78,000 to $92,500 based on experience plus 10% bonus. The company offers Health, Dental, & Vision, a flexible spending account, life and disability insurance benefits, a 401k plan, PTO, paid holidays annually, and an employee stock purchase plan.
