Description
Comunilife Inc. is looking to fill a Vice President of Real Estate Development position for its Real Estate team. Reporting to the Chief Housing Officer, the Vice President for Real Estate Development leads critical work associated with the development and preservation of Comunilife’s real estate portfolio. They are responsible for planning and oversight of all new construction and major capital improvement projects. This includes directing due diligence efforts, managing project managers and consultants, securing financing, and ensuring compliance with various programs, agencies and lenders . In addition, the VP represents Comunilife at real estate industry, government, community board, and supportive housing events, prepares statistical, analytical, and narrative reports, and plays an active role with the Board of Directors. Areas Of Responsibilities

Lead site identification efforts and manage the acquisition process. Manage due diligence efforts to determine project feasibility as well as the selection process of potential partners and consultants.

Coordinate all pre-development activities, internally and with partners and consultants, including, but not limited to, community outreach and notification.

Establish key policies and procedures related to internal coordination with Comunilife Finance, Program and Operations Team.

Structure project ownership models in collaboration with Comunilife leadership and legal counsel.

Supervise staff in the development of new projects and the ownership and administration of the existing portfolio.

Work with Comunilife leadership, partners and funders in securing, coordinating and requisitioning project capital and operating funding and financing.

Prepare real estate-related financial projections and analyses, including proforma projections of development and operating budgets, construction draw schedules, cash flow and reserve analyses, etc. Monitor project cash flows during pre-development and construction, tracking project budgets and expenditures.

Lead consultants throughout the development process, including land use review protocols.

Coordinate key efforts related to building completion and turnover.

Oversee preparation of responses to Requests for Proposals and Qualifications as well as all necessary funding applications. Coordinate with appropriate entities, including partners, government agencies, equity and debt providers, and other private and non-profit entities.

Collaborate with Comunilife's Development Department to identify funding opportunities and prepare grant applications to various funders and philanthropic groups.

Represent Comunilife in varying capacities, including at industry functions. Serve as brand ambassador for Comunilife as needed.
Qualifications
Education and Experience Requirement(s):

Minimum of seven years work experience in residential new construction or rehab, construction management, or related field, economic or urban development

Bachelors degree from an accredited college or university in related field
-
Proven track record of developing partnerships with private and public sector financial institutions
-
Demonstrated experience in the development of multi-family affordable housing for special needs and low-income populations
-
Specific knowledge of tax credit compliance, asset management, OMH, HRA, Section 8, HUD, and HPD underwriting and bond issuance

Possess initiative and the ability to work independently
-
Demonstrated successful experience with affordable, multi-family housing debt and equity sources, including LIHTC

Strong management skills
-
Experience administering government-funded contracts
