Property Manager – Industrial Commercial Real Estate
Location: Doral, FL
Employment Type: Full-Time | On-Site
Salary: $95K, Plus Benefits (Please do not apply if you are looking for a higher range.)
Position Overview
We are seeking an experienced Property Manager to oversee the day-to-day operations of a portfolio of industrial/commercial properties in the Miami area. The ideal candidate will have hands-on industrial property management experience, strong financial and operational skills, and proficiency with Yardi .
This position will be responsible for maintaining property performance, managing tenant and vendor relationships, overseeing budgets and operating expenses, and ensuring properties are maintained to a high standard.
Key Responsibilities

Manage the daily operations of assigned industrial and commercial properties .

Serve as the primary point of contact for tenants, ownership, vendors, contractors, and service providers.

Develop and manage annual property budgets, operating expenses, forecasts, and financial reporting .

Review property financial performance and identify opportunities to control expenses and improve operations.

Manage tenant requests, lease requirements, renewals, and ongoing tenant relations.

Review and administer CAM charges and reconciliations .

Coordinate maintenance, repairs, inspections, preventative maintenance, and capital improvement projects.

Solicit vendor proposals, negotiate contracts, and monitor vendor performance.

Conduct regular property inspections and ensure buildings are maintained according to ownership standards.

Track work orders and property activity through Yardi .

Monitor accounts receivable, collections, invoices, and property-related expenses.

Ensure compliance with leases, company policies, safety requirements, and applicable regulations.

Assist with construction, tenant improvements, and capital projects as needed.

Prepare regular operational and financial reports for ownership and senior management.
Qualifications
-
Industrial property management experience required.

Previous experience managing commercial real estate portfolios.

Yardi experience required; Yardi Voyager strongly preferred.

Strong knowledge of property operations, budgeting, financial reporting, CAM reconciliations, and vendor management.

Experience working directly with commercial/industrial tenants.

Ability to manage multiple properties and priorities simultaneously.

Strong communication, organization, negotiation, and problem-solving skills.

Proficiency with Microsoft Office, particularly Excel.

Knowledge of the South Florida commercial real estate market preferred.

Bachelor’s degree in Business, Real Estate, Finance, Property Management, or a related field preferred.
Ideal Candidate
The ideal candidate is a hands-on property management professional with direct experience managing industrial assets such as warehouses, distribution facilities, flex space, or similar commercial properties . They are comfortable balancing property operations with financial responsibilities and can build strong relationships with tenants, vendors, and ownership.
