Full job description
Make Your Mark. Build Community. Lead Something Special.
Not your typical property management job. Not your typical apartment community.
Mark IV is looking for an energetic, driven, people-oriented Property Manager to take the lead at one of Rochester's small, unique historic apartment communities. This is an opportunity to bring your ideas, creativity, leadership skills, and personality to a property with character—and make it a place people are excited to call home.
We're looking for someone who knows that great property management is about more than collecting rent and keeping buildings running. It's about creating an experience, building relationships, bringing a community to life, and making things happen.
You'll have the opportunity to make your mark through creative marketing, a strong social media presence, engaging resident events, and a hands-on approach to leading your team. You'll own the results, have a voice in how the property operates, and see the impact of your work every day.
What's in it for you? The backing of an established, family-owned company with nearly 60 years of success, the tools and support to do your job well, and the opportunity to grow your career while doing something that makes a difference.
If you're a natural leader, a creative thinker, a strong communicator, and someone who thrives on making things better, we'd love to meet you.
What You'll Be Doing
-
Own the Results: Manage the property's financial performance, occupancy, leasing activity, and overall success.
-
Make Some Noise on Social Media: Build the property's online presence with creative, consistent, engaging content that gets noticed and attracts prospective residents
-
Lead Your Team: Coach, motivate, and hold your team accountable. Set the tone through your own professionalism, energy, communication, and example.
-
Bring in New Residents: Show apartments, connect with prospective renters, close leases, and keep occupancy moving in the right direction.
-
Keep Things Moving: Work side-by-side with maintenance to prioritize projects, manage apartment turnovers, track work orders, and make sure nothing falls through the cracks.
-
Create a Great Resident Experience: Build relationships, respond to resident needs, and organize quarterly resident events that bring people together.
-
Stay Ahead of the Details: Conduct property inspections, identify maintenance and safety concerns, maintain organized records, and ensure the property always puts its best foot forward.
-
Handle the Tough Stuff: Address employee performance issues when needed and participate in eviction proceedings alongside in-house counsel.
-
Know Your Market: Keep an eye on the competition, research rental trends, and look for opportunities to keep the property competitive.
What We're Looking For
-
2+ years of property management experience
-
Social media savvy, with the ability to create engaging content and build an online following
-
A confident, hands-on leader who knows how to bring out the best in a team
-
A natural relationship builder who genuinely enjoys working with people
-
A sales-driven mindset and the ability to turn prospective renters into residents
-
Someone who notices the little things—and understands how they add up to a great resident experience
-
Strong organizational skills, accountability, and follow-through
-
Excellent verbal and written communication skills
-
Comfortable with Microsoft Office and property management platforms such as Yardi and Rent Café
