Important skills include Electrical, Plumbing, Masonry, Roofing, Finish Work, and Budgeting. Preferred (not required): HUD Regulations, OSHA/PESH Standards, Local Building Codes, and Collective Bargaining Agreements.

Salary Range: $90,000-135,000
Reports To:Executive Director
Are you a seasoned maintenance professional ready to lead a dynamic team and make a lasting impact on our properties and community? We're looking for aDirector of Maintenance and Facilities Operations to oversee the safe, efficient, and cost-effective operation of our facilities. This is a high-level leadership role with significant autonomy and the opportunity to shape the future of our Maintenance Department.
Key Responsibilities

Lead and manage daily operations of the Maintenance Department.

Assign and supervise maintenance staff for property upkeep, renovations, and repairs.

Develop and implement departmental policies, procedures, and long-term maintenance plans.

Ensure compliance with HUD, state, and local regulations and safety standards.

Oversee budgeting, procurement, and contract management for maintenance and construction projects.

Conduct property inspections and coordinate with HUD compliance personnel.
-
Evaluate work orders, scheduling, inventory, and record-keeping to improve efficiency.

Train and support staff in safe and effective work practices.

Present maintenance updates and reports to leadership and the Board.
What We're Looking For
Skills & Experience:
-
Strong knowledge of trades including electrical, plumbing, masonry, roofing, and finish work.
-
Experience in budgeting, cost estimating, and managing renovation projects.

Excellent communication and leadership skills.

Ability to read blueprints and technical schematics.
-
Proficiency in using computers and maintenance software.
-
Ability to respond to emergencies outside of regular hours.
Educational Requirements:
- High School Diploma or GEDand5 Years of Relevant ExperienceORan Associates Degree with 4+ years experienceORa Bachelors Degree with 3+ yrs experience.
Plus:
-
At least 1 year of experience supervising a work crew

At least 1 year of experience managing budgets and procurement for construction projects
Preferred:
-
Degrees in construction management or related fields (may substitute for some experience)

Familiarity with HUD regulations, OSHA/PESH standards, and local building codes

Experience with collective bargaining agreements
