Full job description

About Landing Since 2019, Landing has built the largest flexible living network in the country: 35+ markets, thousands of furnished apartments, no deposits, no hassle. We’re growing fast and we operate in the real world, so things move quickly, priorities shift, and no two days look the same. About the Role When Landing signs a new building, someone has to turn empty units into move-in-ready homes in about two weeks. That’s you. As a Launch Operations Manager on our Field Operations team, you’ll run launches across our Texas markets from the day a deal is signed to the day the units are handed off to the local team. You’ll move furniture and fixtures out of units we’re exiting, get them shipped and installed at new properties, line up and manage the crews who do the work, and make sure every unit meets our standards. You’ll do all of this on time and within budget. It’s a hands-on job. Some days you’re negotiating with a moving company. Other days you’re on-site directing five contractors and mounting a TV yourself to keep the schedule on track. About the Team Field Operations makes sure every Landing member walks into a home that’s ready, clean, and up to standard. We sweat the details so members don’t have to think about them. Most of our Field Ops leaders were promoted from within, and this role is a direct path into that group. What You’ll Do

  • Run multiple launches at once. Plan and sequence 3–5 projects at a time, each with 5–50 furnished units, on roughly two-week timelines.
  • Build and manage your vendor bench. Source, negotiate with, and contract movers, junk removal crews, painters, cleaners, furniture assemblers, TV mounters, and specialty trades. Push for the best price in the market without giving up quality.
  • Own the budget. Track costs for each launch, find savings, and flag overruns before they happen.
  • Lead on-site. Meet property teams, direct contractors, do walk-throughs, solve problems as they come up, close out punch lists, and pitch in yourself when it’s needed to hit the deadline.
  • Train your crews. Teach contractors Landing’s standards for painting, moving, assembly, and TV mounting so the work is consistent from market to market.
  • Keep everyone informed. Coordinate with stakeholders on Slack, Dialpad, and Google Workspace. Send short, clear status updates and escalate blockers early.
  • Protect the standard. Do a final walk-through of every unit and confirm it meets brand standards before it goes to the local team.

What Success Looks Like

  • Launches go live on schedule.
  • Projects come in at or under budget.
  • Every unit passes final QC the first time.
  • You’ve built a reliable, well-priced vendor network in each of your markets.

What You Need

  • 2+ years of hands-on operations experience, ideally in property management, logistics, construction, moving, or hospitality turnover
  • A track record of running several projects at once with lots of moving parts, tight deadlines, and many vendors
  • Experience negotiating with vendors and managing a budget
  • Comfort with physical, hands-on work. You’re willing to learn furniture assembly, TV mounting, painting, cleaning, and moving well enough to do them yourself and teach others.
  • Calm problem-solving on-site. When something goes wrong, you find a fix and keep the job moving.
  • Clear, direct communication with contractors, property teams, and internal stakeholders
  • Leadership presence. You can motivate a crew you just met and hold them to a high bar.
  • Willingness to travel up to 75% across Texas markets

Nice to have: experience with furnished rentals or unit turns, a network of contractors in Texas markets, and familiarity with Slack, Dialpad, and Google Workspace. What We Offer

  • Room to grow with us! Our Field Operations management team is built from internal promotions.
  • Competitive compensation: $75,000 base salary
  • Equity: Stock options
  • Comprehensive benefits: medical, dental, vision, life, AD&D, disability, mental health, pet, commuter, and FSA or HSA options
  • Retirement support: 401(k) plan plus access to ImmediatePay
  • Time off: A generous paid time off policy
  • Travel perk: $750 annually in Landing Stays
