Development Coordinator - Affordable Housing Mid-Atlantic / Southeast

Description
ThisDevelopment Coordinatorwill be a fully remote position and preferred residence will be in VA, MD, NC or SC.
OVERVIEW
Responsible for assisting with the profitable implementation of multi-state affordable low-income housing developments, principally financed utilizing Low Income Tax Credit (LIHTC), from inception to certificate of occupancy. Seeking a Development Coordinator with experience in the planning, real estate development, or financial industry.
RESPONSIBILITIES
Working with the Development Team, coordinate development activities across a pipeline of projects in multiple states in the Mid-Atlantic and Southeast from due diligence, application, construction, and conversion:

Submit funding applications, including Low Income Housing Tax Credits, FHLB, and other applicable Federal, State and Local funding resources.

Conduct project financial feasibility analysis.

Maintain project budget, complete sources and uses and monthly update of project cost to complete.

Assist VP of Development in obtaining local municipal project approvals. Limited, multi-state travel required and evening appointments for local approvals.

Direct and coordinate third party design professionals (i.e. architects, engineers) to include design review, adhering to the Conifer building outline specifications.

Coordinate completion of third-party Market Studies, Appraisals, and other studies.

Review and coordinate approval of third-party contracts and billings.

Assist in pre-syndication, equity, construction loan and permanent loan closings.

Communicate, coordinate and follow through on development details with Construction, Property Management, Legal, Accounting and Insurance Departments.

Represent the owner at construction meetings and resolve issues related to design implementation, schedule, local permits, third party professional’s responsibilities and draw reviews. Approve hard cost draws.

Assist in preparation of soft cost draws and submission of hard and soft cost draws to funders.

Review and recommend approval of construction change orders.

Determine all regulatory requirements for the issuance of C of O from the local municipality and direct the contractor and third-party professional to complete their required roles in the process.

Oversee preparation of the construction punch list and ensure work completion.

Assist preparing final job cost for 8609 issuance and regulatory agreement filings.
Requirements
EXPERIENCE
•Prior 3+ years in the following fields or combination of experience in planning, real estate development, or financial industry preferred.
•Affordable housing industry experience strongly preferred.
•Project management experience required; ability to create, develop projects through to completion.
•Strong writing and presentation skills for presenting projects to community, company leaders.
•Proficient computer skills including MS Office Suite (Word, Excel, PowerPoint, Outlook).
•Dealpath and Yardi Voyager experience preferred.
•Strong math/finance aptitude; prior underwriting or budgeting experience preferred.
EDUCATION/TRAINING
Degree: Bachelor’s degree required, with a major in business or planning preferred.
Minimum High School diploma/GED equivalent required.
