As the only vertically integrated AI infrastructure company built from the ground up, we own and operate each layer of the stack — from electrons to tokens — to power the world's most ambitious AI workloads. When you join Crusoe, you join a team that is building the future, faster.

We're in the midst of the greatest industrial revolution of our time. The demand for AI compute is boundless, and power is a bottleneck. We're solving that — with an energy-first approach that makes AI infrastructure better for the world and faster for the people innovating with AI.

We're looking for problem-solving, opportunity-finding teammates with a sense of urgency, who believe in the scale of our ambition and thrive on a path not fully paved — people who want to grow their careers alongside a team of experts across energy, manufacturing, data center construction, and cloud services.

If you want to do the most meaningful work of your career, help our customers and partners advance their AI strategies, and be part of a high-performing team that believes in each other, come build with us at Crusoe.

About the Role: Crusoe is looking for a Financial Analyst, Real Estate, Land & Leases to support the financial due diligence, deal analysis, and lifecycle tracking of land and real estate transactions underpinning Crusoe’s data center campuses. This role works closely with the Director of Real Estate Finance and cross-functional partners to build the models, materials, and tracking tools that keep land and lease decisions moving.

This is a hands-on, detail-oriented role suited to someone early in their finance career who wants exposure to real estate, project finance, and infrastructure deal-making, in a company where land and power access are often the binding constraint on how fast infrastructure gets built. This is a full-time, exempt position.

What You'll Be Working On:

  • Due Diligence Support — Support financial due diligence on prospective land acquisitions, ground leases, and site control agreements, helping evaluate cost basis, tax implications, and site-level economics; assist in gathering and organizing information from Legal, Real Estate, and Power teams on title, easements, zoning, utility access, and environmental factors.

  • Site-Level Financial Modeling — Build and maintain site-level financial models (acquisition cost, ground lease economics, property tax, incentive/abatement value) to support go/no-go TCO investment decisions.

  • Commercial Structure Support — Assist in analyzing land purchase agreements, ground leases, option agreements, and related real estate instruments to help ensure terms align with financing strategy; prepare supporting analysis on how land ownership vs. lease structures affect debt sizing and financeability, working alongside Capital Markets/Project Finance teams.

  • Incentives & Abatements — Help compile materials for negotiating economic development incentives, tax abatements, and PILOT agreements with local and state governments.

  • Lifecycle & Asset Management — Maintain financial tracking of land/real estate assets across their lifecycle, from acquisition through construction and operations; build and update a portfolio-level view of land and lease obligations (payment schedules, escalators, renewal options, purchase options) for forecasts and reporting.

  • Accounting Support — Support Accounting on proper treatment of land, leases (ASC 842), and related capital costs.

  • Cross-Functional Coordination — Act as a day-to-day point of contact for data requests and coordination with Real Estate, Development, Power, Legal, and Project Finance teams.

  • Board & Investor Materials — Prepare financial analysis and supporting materials for board, investor, and lender due diligence related to real estate holdings and site pipeline.

  • Process Scalability — Help build and maintain scalable tracking processes and tools as Crusoe’s land portfolio grows.

What You'll Bring to the Team:

  • Bachelor’s degree in Finance, Real Estate, Economics, Accounting, or a related field required.

  • 3+ years of experience in real estate finance, project finance, investment banking, corporate development, or a related analytical role.

  • Strong financial modeling and Excel skills; comfort building and maintaining models from templates or scratch.

  • Familiarity with (or eagerness to learn) ground leases, purchase options, easements, and real estate/economic development incentive structures.

  • Basic understanding of how real estate/land structures interact with project financing (debt sizing, financeability, credit requirements).

  • Excellent attention to detail and organizational skills; able to manage multiple deals/assets simultaneously.

  • Strong communication skills and ability to work cross-functionally with Legal, Development, and Finance teams.

Bonus Points

  • Internship or coursework in data centers, energy, industrial, or infrastructure sectors.

Benefits:

  • Competitive compensation and equity packages

  • Restricted Stock Units

  • Paid time off, paid holidays & leave of absence programs

  • Comprehensive health, dental & vision insurance

  • Employer contributions to HSA account

  • Paid parental leave

  • Paid life insurance, short-term and long-term disability

  • Professional development & tuition reimbursement

  • Mental health & wellness support

  • Commuter benefits (parking & transit)

  • Cell phone stipend

  • 401(k) Retirement plan with company match up to 4% of salary

  • Volunteer time off

  • Global travel insurance & emergency assistance

  • Daily meals allowance

  • Additional perks & programs specific to location

Compensation Range Compensation will be paid in the range of up to $105,000 - $125,000+ Bonus. Restricted Stock Units are included in all offers. Compensation to be determined by the applicant's knowledge, education, and abilities, as well as internal equity and alignment with market data.
