Job Title: Facilities Manager Job Description

The Facilities Manager oversees a team of maintenance technicians and manages multiple building sites in Newark, ensuring all facilities operate safely, efficiently, and are well maintained. This role combines hands-on technical work with leadership responsibilities, including coordinating repairs, managing vendors, and delivering high-quality customer service to building occupants.

Responsibilities

  • Lead and supervise a maintenance team of approximately 15 technicians, providing direction, support, and oversight of daily activities.

  • Manage and oversee facilities operations across 15 building sites in Newark, ensuring consistent standards of safety, cleanliness, and functionality.

  • Create, prioritize, and manage work orders for building maintenance, repairs, and preventive maintenance tasks.

  • Coordinate and perform hands-on repairs and maintenance work as needed, serving as a working leader alongside the maintenance team.

  • Assess maintenance issues and determine when to escalate more complex or serious problems to external vendors.

  • Select, coordinate, and manage vendors for specialized services, ensuring work quality and adherence to timelines and budgets.

  • Oversee HVAC systems, electrical components, plumbing, mechanical equipment, and building infrastructure to maintain optimal performance.

  • Ensure regular preventive maintenance is completed on building systems and equipment to reduce downtime and extend asset life.

  • Monitor and maintain the overall condition of facilities, including painting, cleaning, and general building upkeep.

  • Promote strong customer service by responding promptly and professionally to maintenance requests and tenant or occupant concerns.

  • Maintain accurate documentation of work orders, maintenance activities, and vendor services for all sites.

  • Foster a collaborative and productive work environment for the maintenance team, encouraging communication and teamwork.

  • Utilize bilingual communication skills to effectively interact with a diverse workforce and building occupants.

Essential Skills

  • Proven managerial experience overseeing maintenance or facilities teams, including direct supervision of technicians.

  • Hands-on experience in HVAC systems and building maintenance, with the ability to perform repairs when needed.

  • Strong background in facilities maintenance, including electrical, plumbing, mechanical, and general repair work.

  • Experience in facility management across multiple sites or buildings.

  • Ability to create, manage, and prioritize work orders for building maintenance and repairs.

  • Vendor management experience, including coordinating and overseeing external contractors for specialized services.

  • Demonstrated customer service skills, with the ability to respond effectively to maintenance requests and occupant concerns.

  • Bilingual communication skills to support effective interaction with staff and building occupants.

  • Ability to act as a hands-on leader, working alongside the team while providing clear direction and guidance.

Additional Skills & Qualifications

  • Experience with preventive maintenance programs for building systems and equipment.

  • Knowledge of painting, cleaning, and general building upkeep practices.

  • Familiarity with mechanical systems and facility infrastructure.

  • Comfort working in a temp-to-perm arrangement, with the potential to transition to a long-term role based on performance.

  • Strong organizational and time management skills to handle responsibilities across multiple sites.

Work Environment

Job Type & Location

This is a Contract to Hire position based out of Newark, NJ.

Pay and Benefits

The pay range for this position is $35.00 - $45.00/hr.

Individual compensation offered for this position within this range will depend on many factors, including qualifications, skills, relevant experience, job knowledge, geographic location, internal equity, and other pertinent job-related factors.
