About the Role

The Associate Project Management Director leads a team responsible for delivering project management services for our retail client to help achieve strategic business objectives. The Associate PM Director operates as a player/coach, leading the day-to-day activities of a small group of remote Project Managers while directly leading retail construction projects and programs.

This job is part of the Project Management function responsible for the management of projects from initiation through completion. Role is on-site five days a week in Plano office and may require 10%-20% travel to project locations as required.

What You’ll Do

Refines project management standards, procedures, tools, and governance to improve consistency, efficiency, and delivery quality across the portfolio.

Partners with the client, internal business lines, architects and engineers, general contractors, vendors, and other stakeholders to deliver projects efficiently in accordance with scope, schedule, budget, quality, and contractual requirements.

Provide formal supervision to employees, including recruiting and hiring, onboarding, training and development, performance evaluations, coaching, mentoring, recognition, and retention.

Lead the day-to-day activities of a small group of remote Project Managers. Establish priorities and work schedules, assign tasks, balance workloads, cross-train staff, remove obstacles, and set and track individual, project, and departmental deadlines.

Lead and oversee all facets of construction project management including planning, design, procurement, contracting, construction, occupancy/turnover, and closeout, with accountability for budget, schedule, quality, risk, and client objectives.

Ensure contract procurement, negotiation, execution, administration, change management, and closeout are accurate, timely, compliant, and aligned with client requirements.

Establish and maintain strong project controls and documentation governance. Ensure project data, forecasts, purchase orders, invoices, commitments, reconciliations, and reporting are accurate, timely, coordinated, and aligned with company and client requirements.

Monitor project and account financial performance, including budgets, billing, accounts receivable collection, expenses and staffing.

Identify complex project and program risks, lead reviews, and develop mitigation, contingency, and backup plans to protect schedule, budget, quality, and business continuity.

Lead third-party project delivery resources, including design consultants, general contractors, vendors, and other partners; establish expectations and monitor performance and deliverables.

Lead by example and model behaviors consistent with company values. Communicate complex information clearly and influence stakeholders with shared and differing interests to reach effective decisions and agreements.

Identify, troubleshoot, and resolve complex technical and operational issues, and understand the broader impact of project and operational decisions across the client account.

Qualifications

What You’ll Need

  • Bachelor's Degree preferred with 3-5 years of relevant PM Director level experience. In lieu of a degree, a combination of experience and education will be considered. LEED AP, PMP, and CCM designations preferred.

  • Experience leading construction projects from initiation through closeout, with retail construction, renovations, fit-outs, refresh programs, rollouts, or multi-site programs strongly preferred.

  • Prior AEC, owner’s representative, or commercial real estate project management experience is beneficial.

  • Experience in the areas of staffing, selection, training, development, coaching, mentoring, measuring, appraising, and rewarding performance and retention is preferred.

  • Proficiency in Microsoft Office (Word, Excel, Outlook, PowerPoint), MS Project, Kahua, or similar scheduling/project management software required. Smartsheet, Power BI, D365, SAP, or a similar ERP/project management platform is beneficial.

  • Ability to read and understand architectural and construction drawings, and working knowledge of construction contracts, procurement, and construction practices.

  • Leadership skills to motivate team impact on quality, efficiency, and effectiveness of the job discipline and department.
