Property Manager – Residential / Multifamily Location: Santa Barbara, CA Employment Type: Full-Time | Hourly (Non-Exempt)

About the Opportunity We are partnering with an established property management organization in the Santa Barbara area seeking an experienced Residential Property Manager to join its growing team. Key Responsibilities

  • Oversee daily operations of assigned residential and multifamily properties, ensuring a high standard of maintenance, service, and overall property performance.
  • Serve as a key point of contact for residents, property owners, onsite personnel, and vendors.
  • Coordinate maintenance requests, property repairs, vendor services, and improvement projects.
  • Conduct routine property inspections to identify maintenance needs, ensure safety, and maintain property standards.
  • Proactively troubleshoot resident concerns, operational challenges, and time-sensitive property issues.
  • Collaborate with onsite teams to ensure seamless communication, accountability, and timely completion of responsibilities.
  • Support leasing operations, resident transitions, and seasonal property turnover activities.
  • Obtain vendor proposals, coordinate project timelines, and monitor work quality.
  • Review property-related expenses, invoices, and supporting financial documentation.
  • Assist with budget tracking, administrative reporting, and property records.
  • Maintain consistent communication and follow-through with residents, vendors, and internal stakeholders.
  • Manage multiple priorities while ensuring deadlines, service expectations, and operational goals are met.

Qualifications & Experience Required:

  • Minimum 3 years of residential property management experience, with direct exposure to multifamily or multi-unit residential housing.
  • Must be local to Santa Barbara or the surrounding area.
  • Proven ability to oversee multiple operational priorities within a residential property management environment.
  • Exceptional interpersonal skills with the ability to communicate effectively with residents, property owners, vendors, and internal teams.
  • Strong organizational skills, attention to detail, and consistent follow-through.
  • Ability to think quickly, troubleshoot problems independently, and remain composed under pressure.
  • Experience coordinating maintenance activities, property inspections, vendor relationships, and resident communications.
  • A proactive, accountable, and solutions-oriented approach to property management.
  • Proficiency with Microsoft Office and the ability to learn property management software.
  • Valid driver's license and reliable transportation.

Preferred:

  • 5+ years of residential or multifamily property management experience.
  • Experience overseeing multiple residential properties or larger multifamily communities.
  • Familiarity with AppFolio or similar property management platforms.
  • Experience coordinating onsite property personnel.
  • California Real Estate License.

Compensation & Benefits

  • Competitive Hourly Pay: $37–$44/hour, based on experience.
