Description

KEY RESPONSIBILITIES

Installs, troubleshoots and repairs heating, air conditioning and refrigeration units, including chillers, boilers and heat pumps

  1. Troubleshoots malfunctioning heating, air conditioning and refrigeration systems to determine the cause of the malfunction

  2. Performs scheduled maintenance inspections, and adjusts, cleans and calibrates various systems to assure proper system operations

  3. Repairs wiring and electronic components associated with automated building management systems

  4. Replaces expansion valves, compressors, motors, coil units and other component parts

  5. Cleans refrigerant systems from hermetic burnouts, evacuates, and charges systems

  6. Troubleshoots and repairs direct digital and pneumatic control systems

  7. Checks distribution systems for proper velocity, volume, temperature, pressure, etc.

  8. Balances air and water treatment systems

  9. Determines cause of and corrects condensation problems

  10. Provides technical assistance with the design of HVAC systems including installations and modifications to existing systems

  11. Prepares records and reports describing procedures, actions taken and recommend solutions.

  12. Prepares and submits requests for supplies and equipment

  13. Responds to emergency service requests

SUPERVISION RECEIVED

The incumbent is supervised by the Operations and Maintenance Supervisor

PHYSICAL QUALIFICATIONS

Must be able to sit 50% of the time; stand/walk 50% of the time; must be able to lift, carry, push and or pull 30 lbs.; must be able to speak, hear and see. All of these requirements are necessary in order to properly accomplish all essential functions within this job description.

QUALIFICATIONS

High school diploma or general education degree (GED) with five or more years of progressively responsible experience working with complex HVAC systems and equipment including chillers, boilers, package units, VAV systems (direct digital, pneumatic and automated control systems). Prior experience working on government contract and working with persons with differing abilities preferred.

CERTIFICATES, LICENSES, REGISTRATIONS

  • State of Maryland Journeyman License Required

  • CFC Certification Required

  • Valid Driver’s License Required

  • State of Maryland Master HVAC License Preferred
