Job Title: Project Manager
Job Description
This Project Manager role oversees ground-up building construction, interior fit and finish, and building renovation projects from contract award through closeout. You will manage subcontractors, vendors, and craft employees to deliver projects safely, on time, and within budget while maintaining strong client relationships and high standards of quality control. The position requires the ability to read and interpret plans, specifications, and submittals, and to serve as the primary point of contact for the client throughout the construction process.
Responsibilities

Provide overall contract management for construction projects, ensuring work is completed on time, within budget, and in accordance with quality and safety standards.

Direct and supervise superintendents, subcontractors, and other construction personnel, guiding them in planning, coordination, and execution of work.

Act as the primary point of contact with the client, managing the construction contract and maintaining strong, professional relationships.

Use drawings and specifications to define comprehensive project scopes, procure materials, and select and contract with appropriate subcontractors.

Document and manage all project correspondence, including submittals, RFIs, legal notices, and other communications with owners, engineers, subcontractors, and vendors.

Ensure all work is performed safely and that the quality of construction meets or exceeds expectations, addressing and resolving field issues as they arise.

Compile cost estimates for changed conditions, negotiate change orders with owners and engineers, and review and validate change order pricing from subcontractors.

Develop detailed CPM project schedules, update them weekly, and forecast required subcontracted workforce, internal labor, heavy equipment, and rentals.

Pre-plan projects by determining means, methods, materials, and tools required to efficiently complete work tasks.

Oversee construction activities related to new ground-up buildings, including excavation and foundations, as well as renovation work such as interior fit and finish replacements and building additions.

Manage large projects with multiple subcontractors on site, coordinating their activities to minimize conflicts and maintain productivity.

Lead construction teams to successful project completion, promoting accountability, efficiency, and adherence to budget and schedule.

Support and uphold the companys reputation by running projects effectively, maintaining strong customer satisfaction, and contributing to profitable outcomes.
Essential Skills
-
5+ years of experience in contract management for building construction projects.
-
5+ years of experience managing and leading construction teams to complete projects successfully.
-
Proven experience in ground-up building construction, including excavation and foundations, and renovation projects including interior fit and finish and building additions.

Demonstrated ability to manage multiple subcontractors on site and coordinate their work effectively.
-
Experience working on hard dollar bid municipal projects.
-
Strong experience in construction cost estimating and change order negotiation.
-
Ability to read and interpret construction plans, specifications, and submittals accurately.
-
Experience managing subcontractors, vendors, and craft employees on commercial construction projects.
-
Knowledge of OSHA requirements and the ability to perform in-house jobsite safety audits.
-
Proficiency with Microsoft Project for scheduling and project planning.
-
Proficiency with Microsoft Excel and Outlook and other basic computer software used in construction management.
-
Hands-on experience with RFI management, project coordination, and change order administration.
-
Ability to travel within approximately a 1.5-hour radius of the Albany area as project needs require.

Strong organizational, communication, and problem-solving skills to manage complex projects and field issues.
Additional Skills & Qualifications

Bachelors degree in a related field is preferred but not required.

Experience working with a general contractor on commercial construction projects.

Exposure to K12, civil, municipal, commercial, private, and public sector construction projects.

Familiarity with hard-bid procurement processes and municipal contracting requirements.

Ability to develop and maintain detailed CPM schedules and resource forecasts.

Experience promoting and maintaining strong client relationships throughout the project lifecycle.

Comfort working with profit-focused project goals and accountability for project financial performance.
Work Environment
This role combines office-based work with regular visits to active construction sites. In the office, you will use tools such as Microsoft Project, Excel, Outlook, and other standard construction management software to plan, coordinate, and document projects. On job sites, you will interact closely with superintendents, subcontractors, and craft employees, performing safety audits, resolving field issues, and monitoring progress and quality. Projects span a variety of sectors, including K12, civil, municipal, commercial, private, and public work, offering exposure to diverse building types and scopes. The company operates as a family-owned business with minimal micromanagement, expecting Project Managers to run their projects independently, uphold the companys reputation, and contribute to profitable performance. A profit-sharing program may be available in successful years, reflecting a culture that rewards strong project results and long-term client satisfaction.

Pay and Benefits
The pay range for this position is $52.00 - $67.00/hr.
Individual compensation offered for this position within this range will depend on many factors, including qualifications, skills, relevant experience, job knowledge, geographic location, internal equity, and other pertinent job-related factors.
