Job Description

The Maintenance Service Manager is responsible for the overall operation, maintenance, repair, and safety of the condominium's building systems, common areas, and mechanical equipment. The ideal candidate holds a valid Black Seal Boiler Operator License and has extensive experience managing residential building maintenance, supervising staff, and ensuring compliance with all applicable codes and safety regulations.

Key Responsibilities

Oversee the daily operation and maintenance of all building systems, including HVAC, boilers, plumbing, electrical, fire protection, and life safety systems.
Operate and maintain boiler systems in accordance with Black Seal licensing requirements and state regulations.
Develop and implement preventive maintenance programs to maximize equipment reliability and extend asset life.
Supervise, train, schedule, and evaluate maintenance personnel.
Respond promptly to resident maintenance requests and emergency situations.
Maintain accurate records of inspections, repairs, equipment maintenance, and regulatory documentation.
Be available for emergency on-call responsibilities, including nights, weekends, and holidays when required.
Knowledge of risk management, OSHA, and MSDS
Advanced level of skill in high-pressure boilers, Hot water heating systems, plumbing, and electrical
Basic carpentry, drywall, and painting skills
Exposure to complex mechanical systems such as boilers, circulating pumps, and water tanks.
A safety mindset and an eye for detail
A builder’s mentality (know it as you built it!)
Excellent communication skills, both written and verbal
A sharp professional appearance
Intermediate proficiency with the Microsoft Office suite and comfort using various technology platforms, apps, and computer programs
Availability for emergencies at the property, including an on-call rotation
The ability to exert 25 to 50 pounds of force frequently, and/or 10 to 20 pounds of force constantly, climb stairs, use ladders, and work in varying weather conditions
This position is eligible for additional bonus opportunities.

Qualifications

Valid Black Seal Boiler Operator License (required).
High school diploma or equivalent; technical or trade school education preferred.
Five or more years of commercial or residential building maintenance experience.
Three or more years of supervisory or management experience.
Strong knowledge of HVAC, boilers, plumbing, electrical, mechanical systems, and building automation.
Ability to read blueprints, equipment manuals, and technical specifications.
Strong troubleshooting and problem-solving skills.
Excellent leadership, communication, and customer service abilities.
Valid driver's license with a satisfactory driving record.

Physical Requirements

Ability to lift up to 50 pounds.
Frequent walking, climbing stairs and ladders, bending, kneeling, and standing for extended periods.
Ability to work indoors and outdoors in varying weather conditions.
Ability to respond to emergencies at any time.
