Employment Type: Full timeShift: Day Shift Description: Position purpose: The Project Manager, Construction advises the project owner about construction and design projects. Oversees the construction project during each phase.

Minimum qualifications:

  • Bachelor’s Degree in computer science, business or related field with health care emphasis; or an equivalent combination of education and experience, with demonstrated ability to perform the essential functions of the job.
  • Three years of owner's representative/project management experience.
  • Strong knowledge of project management, change management, process improvement principles and methods. Strong project leadership skills. Strong analytical, critical thinking and problem solving skills. Strong organizational skills. Strong interpersonal skills; ability to develop and maintain productive working partnerships. Ability to engage cross-functional work teams and influence outcomes. Ability to communicate technical information to diverse audiences. Ability to work independently and collaboratively. Ability to coordinate and oversee the work of virtual project teams.

What the Project Manager, Construction will do:

  • Prepares and presents a monthly progress report on project schedule, cost and budget, issues and approvals.
  • Meets regularly with Owner's management team to review items requiring action, schedule, and budget status.
  • Meets monthly with Project Steering Committee to present a status report containing an Executive Summary, Items Requiring Action, Development Schedule Update, Project Cost Status Update, Contingency Usage, and Issues List.
  • Prepares a Request for Proposal (RFP) for an Architect, Engineers, Construction Manager/General Contractor (CM/GC) and other consulting firms required for project completion.
  • Reviews RFP proposals, Final Review and Selection Process.
  • Attends preconstruction meetings for understanding of Owner intent.
  • Reviews all design documents from Owner’s perspective to enhance project value, including design assumptions, operational concepts, utility bill reduction, evidence based design, and clinical/facility operational efficiency concepts.
  • Reviews comprehensive development budget established in the project review and agreed upon by Owner. As the design evolves, suggests means to stay within budget.
  • Maintains master development schedule, including Owner's activities, covering all aspects of the project from programming to occupancy.
  • Determines requirements and timing for public approvals required to develop the project, including: zoning, site plan approval, planning commission approvals, state health care agency approvals, environmental approvals and other. Oversees the approvals process.
  • Reviews Trinity Health approvals process and ensures that each component is incorporated.
  • Reviews the proposed CM's GMP documents as to their adequacy in properly detailing the cost of construction.
  • Evaluates the adequacy of construction allowances, contingencies, and general conditions. Specifically identifies areas within the proposed GMP of potential inflated contractor pricing, as well as areas of potential risk.
  • Advises Owner of any observed deficiencies in construction quality and assists with developing recommended corrective action.
  • Coordinates communication between Owner the Architect, the CM/GC and consultants.
  • Develops and maintains a master schedule documenting design, construction, FFE and owner related milestones. Creates a master development schedule with the CM/GC. Monitors CM/GC's and consultants' adherence to the master development schedule. Oversees the preparation of and adherence to detail construction schedules by the CM/GC and its subcontractors.
