Job Title: Project ManagerJob Description

The Project Manager leads commercial construction projects from initiation through closeout, ensuring they are delivered on time, within budget, and to high quality standards. This role oversees all phases of the project lifecycle, coordinates internal teams and subcontractors, and serves as a primary point of contact for clients. The Project Manager manages project costs, schedules, and documentation while supporting pre-bid activities, design coordination, and construction administration for multiple projects in various phases.

Responsibilities

  • Lead construction projects from start to finish, overseeing planning, execution, and closeout.

  • Manage overall project cost and budget, including tracking expenditures and supporting change order processes.

  • Run internal and external project meetings with subcontractors and internal team members to review progress, resolve issues, and align on next steps.

  • Conduct quality control activities to ensure work meets project specifications, codes, and client expectations.

  • Meet regularly with clients to discuss new and existing projects, provide updates, and address concerns.

  • Prepare, review, and track submittals and Requests for Information (RFIs) to support timely decision-making and accurate construction.

  • Perform pre-bid site visits and develop competitive and accurate bids based on project requirements.

  • Manage subcontractors throughout the project, including coordination of scopes, schedules, and performance.

  • Collaborate with field staff to support day-to-day construction activities and resolve site issues.

  • Work on multiple projects in different phases, effectively prioritizing tasks and managing time.

  • Apply knowledge of government contracting requirements to ensure compliance throughout the project.

  • Utilize construction documents, including architectural, mechanical, MEP, and HVAC drawings, to guide project execution.

  • Use tools such as Microsoft Office, Procore, AutoCAD, and other design and construction software to manage project information and documentation.

Essential Skills

  • Minimum of 10 years of experience as a Project Manager in the architecture, engineering, and construction (AEC) industry.

  • Four-year degree in engineering, construction, architecture, or a related field.

  • Proven experience in project management for commercial construction projects.

  • Background in construction management and coordination of construction activities.

  • Ability to manage multiple projects in different phases simultaneously.

  • Knowledge of government contracting processes and requirements.

  • Strong skills in running internal and external project meetings.

  • Experience managing subcontractors and coordinating their work on site.

  • Proficiency in preparing and managing submittals and RFIs.

  • Competence in developing bids and conducting pre-bid site visits.

  • Proficiency in Microsoft Office.

  • Proficiency in Procore or similar construction management platforms.

Additional Skills & Qualifications

  • Experience with mechanical, MEP, and HVAC systems within commercial construction projects.

  • Ability to read and interpret construction documents, including architectural and engineering drawings.

  • Familiarity with AutoCAD and design-related workflows.

  • Mechanical engineering, MEP, or architectural exposure within construction environments.

  • Strong organizational, communication, and client-facing skills.

  • Ability to obtain a security clearance, including eligibility to pursue a secret clearance.

  • Interest in long-term retention opportunities supported by sign-on and retention bonuses.

Work Environment

The Project Manager primarily works on site at the Chantilly office, with frequent time spent in client meetings and on active project sites. The role involves a mix of office-based work using tools such as Microsoft Office, Procore, AutoCAD, and construction documentation, as well as field-based coordination and oversight of construction activities. The environment is fast-paced and project-driven, requiring regular collaboration with internal teams, subcontractors, and clients. The organization offers a comprehensive holiday schedule including 12 paid holidays, as well as opportunities for sign-on and retention bonuses. The role also provides the ability to pursue a secret security clearance, supporting work on government-related projects.

Job Type & Location

This is a Permanent position based out of Merrifield, VA.

Pay and Benefits

The pay range for this position is $120000.00 - $160000.00/yr.

Individual compensation offered for this position within this range will depend on many factors, including qualifications, skills, relevant experience, job knowledge, geographic location, internal equity, and other pertinent job-related factors.
