Job Description

Job Title: Construction Scheduler – Data Center & Mission Critical

Position Summary The Construction Scheduler will own the development, maintenance, and optimization of the integrated Master Project Schedule from preconstruction through final commissioning and turnover. This role acts as a strategic partner to Project Managers, Superintendents, and Owner Representatives. The ideal candidate understands the precise sequencing required for mission-critical facilities, including aggressive long-lead MEP procurement, clean build protocols, and complex integrated systems testing (IST). Core Responsibilities Schedule Development: Build and maintain resource- and cost-loaded Critical Path Method (CPM) schedules (Levels 1–4) from scratch using Oracle Primavera P6. Data Center Sequencing: Map out complex sequences unique to data centers, including structural shell builds, MEP heavy rough-ins, specialized substations, fiber/cabling deployment, and multi-tier commissioning phases (Levels 1–5). Progress Tracking & Analysis: Lead routine schedule update meetings, pull planning sessions, and track actual progress against baselines. Identify critical path deviations and generate variance analyses. Risk Mitigation: Proactively perform "what-if" scenario planning and schedule impact evaluations to mitigate supply chain disruptions or field delays. Develop schedule recovery and acceleration plans when necessary. Subcontractor Integration: Review, validate, and integrate detailed trade-partner and subcontractor schedules into the overarching master program. Reporting & Dashboards: Generate executive-level schedule narratives, KPIs, and visual reports using tools like Power BI, Excel, or Tableau to convey health status to stakeholders. Claims & Change Management: Support the project controls team with Time Impact Analysis (TIA) for change orders, scope expansions, and potential delay claims. Required Qualifications Education: Bachelor’s degree in Construction Management, Civil/Mechanical Engineering, or a related technical field (equivalent field experience considered). Experience: 3–7+ years of dedicated construction scheduling experience, with at least 2–3 years specifically focused on hyperscale data centers, cleanrooms, or high-intensity industrial/MEP projects. Software Mastery: Expert-level mastery of Oracle Primavera P6 Professional is mandatory. High proficiency with Microsoft Project, Excel (advanced functions), and reporting dashboards (Power BI/Tableau). Technical Knowledge: Deep understanding of logic ties, constraints, resource loading, earned value management, and interpreting complex structural, architectural, and MEP drawings. Communication: Exceptional collaborative skills; ability to confidently present and defend critical path logic to both field personnel and corporate executives.
