Project Manager – Commercial Waterproofing

Our client is a growing, family-owned commercial specialty contractor specializing in waterproofing, building-envelope and restoration services. With 200+ employees and operations across North Carolina, the company provides below-grade waterproofing, air barriers, joint sealants, traffic coatings, firestopping, spray foam, roof repair and other specialty construction services. The culture is hands-on, team-oriented and relatively laid-back, with high expectations for quality, accountability and performance.

Day-to-Day Duties:

This is a true end-to-end PM role where the individual owns projects from estimating and bidding through completion, billing and profitability. PMs manage multiple projects and bids simultaneously, with project values ranging from approximately $2,500 to $14M.

  • Estimate and bid commercial waterproofing projects; review plans, specifications, takeoffs, budgets and contracts.
  • Manage approximately 20 bids/month and roughly 20 active projects, depending on size and complexity.
  • Coordinate preconstruction, schedules, manpower, resources, subcontractors and other trades.
  • Work closely with Superintendents and Foremen to ensure successful field execution.
  • Manage budgets, billing, Schedule of Values, change orders and project profitability.
  • Maintain strong relationships with GCs, owners and customers.
  • Identify opportunities for repeat and new business.
  • Oversee projects from takeoff → bid → award → construction → billing → closeout.
  • Travel primarily by day to job sites, with limited overnight travel.

Requirements:

The ideal candidate is an experienced commercial waterproofing/building-envelope professional who can operate independently with minimal handholding. This is not a generic GC PM position; the company needs someone who understands both the technical and business sides of waterproofing.

  • 3+ years of commercial waterproofing experience required.
  • Project Management, Senior PM, Waterproofing PM or Restoration PM experience.
  • Strong estimating, takeoff and blueprint-reading skills.
  • Commercial construction/building-science knowledge.
  • Experience with budgets, scheduling, billing, change orders and profitability.
  • Ability to manage multiple projects and competing priorities.
  • Strong field credibility and ability to work effectively with Superintendents and trades.
  • Entrepreneurial, self-directed and confident personality.
  • Strong GC/client relationship and communication skills.
  • Bluebeam, On-Screen Takeoff, Excel, Word and Procore experience.
  • Charlotte-area GC/client relationships are a major plus.
  • Field-to-PM career progression, new-business ability and bilingual skills are preferred.
  • No degree required.
