131 Main St, Hills, IA 52235, USA | Full-Time

SCHEDULE: Monday through Friday (8:30 am-5:00 pm) and 1 of 4 Saturday mornings. Average of 40 hours/week. Overtime as needed.

SCOPE:

Provide assistance for the consumer lending function through loan processing, consumer loan underwriting and loan reporting/tracking. Key responsibilities include functions to support the Consumer Loan Processing group including processing home equity, home equity lines of credit, consumer loans and disclosures; prepare extension agreements and loan modifications; and underwriting home equity loans in accordance to income verification standards.

ACCOUNTABILITIES:

Processing/Quality Control: (45%)

  • Provide guidance for co-workers and lenders concerning compliance and documentation requirements.

  • Prepare preliminary disclosures in a timely manner.

  • Review loans to ensure accuracy of documentation, compliance with federal and state regulations, and compliance with the in-house loan policy.

  • Receive, organize and check in loan processing requests as they are received from lenders. Acquire information required for processing the loan from the lender, credit files or other sources as needed.

  • Using input sheets and information collected, process home equity, home equity lines of credit and consumer loans.

  • Work closely with 3rd party servicers to ensure timely delivery of documentation to prepare and file the Hills Bank mortgage.

  • Generate note, mortgage and associated documents per the direction of lending staff for new loans that are underwritten by the bank.

  • Obtain pay-off information as necessary, review preliminary lien searches and other essential documents. Review title work to clear title objections on the collateral.

  • Maintain knowledge and comply with federal and state compliance laws and regulations to assure accurate and compliant loan documentation.

  • Maintain knowledge of current loan documentation guidelines for home equity, home equity lines of credit and consumer loans to perfect the banks lien on collateral.

  • Learn and maintain knowledge of the bank's loan software systems.

  • Provide excellent customer service to our lenders to ensure the end customer's needs are met.

  • Provide back up to commercial loan processors as needed.

Loan Underwriting: (30%)

  • Review and underwrite loan and credit card applications pursuant to established underwriting guidelines.

  • Provide documentation and verification in home equity loan application to meet standards of federal regulations.

  • Prepare and review maturity loan portfolio. Provide underwriting, tracking and generate restructuring comments on loans to extend. Prepare loan modifications and extension agreements.

  • Maintain proficiency in understanding personal finances, including comprehension and analysis of financial documents, including financial statements, tax returns and credit reports.

  • Work with the credit department to review criteria used to underwrite consumer loans in order to effectively balance risk and growth of the consumer loan portfolio.

  • Collaborate with lenders to discuss the underwriting decisions of loan and credit card applications.

  • Maintain knowledge and understanding of bank policy and applicable laws and regulation affecting consumer lending and underwriting functions. Further assist in developing and updating procedures as required through changes in such policies, laws or regulations.

Reporting and Tracking: (20%)

  • Generate loan exception reporting systems to track consumer loan approval outside approval grid standards.

  • Work inter-departmentally to track loan performance for asset quality.

  • Review and documentation of consumer loan policies and procedures.

  • Maintain electronic documentation of loan policies and procedures as resource for consumer lenders.

Other: (5%)

  • As part of the overall team of bank employees, this position may be requested to assist in the support of other bank activities.

EDUCATION AND SPECIAL REQUIREMENTS:

  • Associate's degree (A.A.) or equivalent from two-year college or technical school; or three years related experience and/or training; or equivalent combination of education and experience.

  • Technical training in loan documentation and compliance issues preferred.

  • Knowledge of Microsoft Office, DecisionPro, LaserPro, and credit reports.
