Preferred Candidate Profile

We are seeking an experienced Civil Site Development Project Manager who is actively engaged in site design and project delivery. The ideal candidate will bring strong technical expertise, client relationship skills, and a proven ability to manage projects from concept through construction documents and permitting.

Preferred Qualifications

  • Local to Upstate South Carolina or committed to relocating to the area.

  • Senior Project Manager: 8-10+ years of civil site design experience with an engineering consulting firm.

  • Project Manager: 5-7+ years of civil site design experience with an engineering consulting firm.

  • Demonstrated experience serving as both a technical designer and project manager on site development projects.

  • Strong experience collaborating with architects and architect-led project teams.

  • Experience in land development and civil site design consulting is strongly preferred.

  • Candidates whose backgrounds are primarily focused on construction management, geotechnical engineering, traffic engineering, or related disciplines without significant site development design experience will not be considered.

Position Overview

The Project Manager will lead multidisciplinary teams on a variety of site development projects while serving as a trusted advisor to clients. This role requires a balance of technical expertise, project leadership, client management, and business development.

The successful candidate will work closely with clients to understand their goals, business operations, and project objectives while guiding projects through planning, design, permitting, and execution. Building and strengthening client relationships is a critical component of this position, as is identifying opportunities for new and repeat business.

Key Responsibilities

  • Manage multiple civil site development projects simultaneously from concept through permitting and construction support.

  • Serve as the primary point of contact for project clients and stakeholders.

  • Coordinate and collaborate with architects, developers, regulatory agencies, and internal project teams.

  • Lead site design efforts including grading, drainage, utility infrastructure, and overall site development planning.

  • Oversee project schedules, budgets, and deliverables to ensure successful project execution.

  • Guide projects through local, state, and federal permitting processes.

  • Mentor and supervise engineers, designers, and support staff.

  • Develop and maintain strong client relationships.

  • Participate in business development activities, including networking, proposal development, and identifying new project opportunities.

Required Qualifications

Technical Requirements

  • Bachelor's Degree in Civil Engineering.

  • Professional Engineer (PE) license required, with the ability to obtain South Carolina PE licensure if not currently licensed in SC.

  • Proficiency in Civil 3D, including:

  • Site design

  • Grading design

  • Utility design

  • Minimum of 10 years of civil site development experience (Senior PM level).

  • Experience with commercial, industrial, and K-12 site development projects preferred.

  • Strong understanding of land development processes, permitting, and regulatory requirements.

Leadership & Project Management

  • Minimum of 3 years of project management experience.

  • Experience managing and coordinating projects with architectural clients.

  • Proven ability to lead and mentor technical staff.

  • Strong client relationship and account management skills.

  • Demonstrated ability to independently manage projects and priorities.

  • Business development experience, including generating and securing new work.

  • Excellent written and verbal communication skills.

  • Highly motivated with a strong commitment to quality and client service.
