Job Description

As the Facilities Maintenance/Operations Manager, you will manage safety and compliance, operations, personnel, and cost. You will be responsible for daily support activities, including:

  • Management of site safety programs, including lock out/tag out procedures, hot work procedures, and other applicable safety policies.
  • Maintaining appropriate Job Hazard Analysis for all work and developing JHAs as appropriate for new or altered work.
  • Providing support to building operations and maintenance teams through developing solutions to sustain low operating costs.
  • Performing evaluations and training teams to identify and eliminate waste, reduce operating/ maintenance costs, and reduce system failures.
  • Maintaining 24x7 operations of all critical building support systems (HVAC/Mechanical/Plumbing/Electrical/Lab support/etc.).
  • Oversee maintenance planning, scheduling, work order management, and resource allocation through familiarity with client and procurement systems.
  • Develop detailed project proposals through comprehensive scope definition, cost estimating, and time-and-materials analysis, while providing end-to-end project management to ensure successful execution, on-time delivery, and customer satisfaction.
  • Manage multiple subcontractors supporting facility operations and maintenance activities, including contractor onboarding, site access coordination, and on-site performance while ensuring full compliance with client safety, security, and operational requirements.
  • Diagnosing equipment issues and leading the team to successful repair of equipment.
  • Administering the Reliability Based Maintenance program that includes preventive, corrective, and predictive maintenance activities.
  • Understanding the critical nature of the client’s work environment including the particulars of a research facility.
  • Keeping positive relations and a client partnering mentality.
  • Projecting continuous improvement, setting goals/objectives, meeting the schedule, and Key Performance Indicators (KPI's).
  • Demonstrating consistent, effective and efficient written and oral communication skills (client, employees, suppliers, subcontractors, management, etc).
  • Maintaining consistent communication with management on key issues, potential client issues, and approach to resolutions.
  • Performing all other duties as required.

As the Facilities Maintenance/Operations Manager, you will be expected to:

  • Provide leadership to the operation and ensure an accident-free workplace.

  • Establish performance expectations and conduct performance evaluations.

  • Recruit, train, mentor, and develop maintenance team members.

  • Provide coaching to improve technical competency, safety awareness, and professional development.

  • Maintain standards for data entry in the Computerized Maintenance Management Systems (CMMS).

  • Design, implement, and improve facility and maintenance performance KPIs.

  • Utilize data analytics to identify trends, gaps, and opportunities for operational improvement.

  • Develop dashboards and reporting systems that measure: o Work order backlog size and completion rates o Schedule adherence o Work order status changes o PM:Corrective ratio o Among others

  • Work in a team environment with a one team mentality; be friendly, respectful, empathetic, and professional to teammates and clients.

  • Balance workload and multiple tasks while focusing on attention to detail and prioritizing assignments.

  • Take initiative to resolve issues that arise and solve problems independently, shift priorities as needed or requested by management, and remain flexible. Minimum Requirements

  • Bachelor’s degree or equivalent trade school credentials.

  • 8+ years of facility operations and maintenance experience including 5 years of facility operations and maintenance supervisory experience in a technical field.

  • Technical knowledge of industrial electrical and mechanical systems with the ability to prioritize, assign, track, and trend equipment history.

  • Demonstrated understanding of developing, managing, and improving KPI's.

  • Staff management experience, including disciplinary action, hiring, terminating, and performance appraisals.

  • Ability to obtain an appropriate driver's license issued by the State Department of Motor Vehicles, as requested.

  • This position does not include sponsorship for United States work authorization. Some physical requirements include:

  • Ability to read and understand information contained in a variety of documents or displayed on a computer screen.

  • Ability to use a variety of office equipment and to operate a computer keyboard to access data bases, to send/receive messages and to prepare documents. •
