Full job description
Description We are looking for an experienced Property Manager to lead daily operations for a luxury residential community in Newport News, Virginia. This role is responsible for balancing resident satisfaction, occupancy goals, and financial performance while ensuring the property is maintained to a high standard. The ideal candidate brings strong leadership skills, sound operational judgment, and a service-oriented approach suited to an upscale multifamily environment.
Responsibilities:

Direct the overall operation of the apartment community, ensuring excellent presentation, smooth day-to-day performance, and a high level of resident service.

Guide leasing efforts by tracking occupancy trends, supporting renewals, and driving strategies that strengthen retention and reduce vacancy.

Address resident questions, concerns, and service requests with professionalism, urgency, and a focus on positive outcomes.

Lead, coach, and support onsite staff across leasing, administration, and maintenance functions to promote accountability and strong team performance.

Evaluate key property metrics such as rental revenue, delinquency, expenses, and occupancy to support informed operational decisions.

Contribute to budget planning, forecasting, and monthly reporting while monitoring receivables, invoices, purchase orders, and community expenses.

Partner with maintenance staff and external contractors to coordinate repairs, preventative maintenance, and improvement projects on schedule.

Maintain productive vendor relationships, oversee service agreements, and monitor the quality and cost-effectiveness of contracted work.

Perform routine inspections of buildings, grounds, and shared spaces to uphold curb appeal and luxury community standards.

Ensure operations align with lease obligations, company policies, Fair Housing guidelines, and applicable federal, state, and local regulations. Requirements • At least 3 years of experience managing residential or multifamily properties.

Background overseeing luxury, Class A, or other upscale apartment communities is strongly preferred.

Prior success supervising onsite teams and developing staff in a property management setting.

Working knowledge of leasing, resident relations, community operations, budgeting, and financial reporting.

Experience using Yardi is preferred, along with comfort using Microsoft Office and property management platforms.

Strong organizational skills with the ability to manage multiple priorities effectively.

Clear written and verbal communication skills paired with a customer-focused, detail-focused approach.

Demonstrated ability to handle resident issues thoughtfully, solve problems efficiently, and maintain close attention to detail.
