Now hiring Multi-Site Service Managers!

We are seeking a Multi-Site Service Manager with a "Whatever It Takes" approach to join our team! In this full-time role, you will be responsible for ensuring that the physical aspects of these 1,329-unit properties at The Ridge and The Bend at Merriam Valley community meet both company standards and applicable laws. This position serves as the maintenance leader for both communities, providing direct oversight of the maintenance teams and having the system access, operational visibility, and decision-making authority needed to manage maintenance operations, team development, vendors, approvals, and overall service performance across the communities.

As a Multi-Site Service Manager, you will be expected to:

    • Establish and manage a 24-hour on-call schedule for multiple sites; respond as necessary.
  • Adhere to a preventative maintenance schedule for all property equipment and apartment systems across multiple sites.

  • Develop and lead a team of Maintenance Technicians through diagnosing problems and providing a resolution.

  • Directly supervise, coach, develop, and hold accountable all maintenance team members across assigned communities, including work assignments, scheduling, performance management, and ongoing development.

  • Mentor and guide maintenance technicians to increase their overall knowledge base and skill set.

  • Lead maintenance training, onboarding, and technical development initiatives to ensure team members have the tools, knowledge, and support needed to operate successfully across both communities.

  • Partner with office team members to provide exceptional service and follow-up to our residents on any maintenance issues that may arise.

  • Manage and organize inventory of all maintenance materials.

  • Establish a preventive maintenance schedule, make-ready schedule and general work order schedule for team.

  • Utilize operational systems, reporting tools, and maintenance platforms to monitor work order completion, preventive maintenance compliance, make-ready progress, team productivity, and overall service performance across both properties.

  • Manage vendor and contractor relationships, including scheduling, performance, compliance, quality control, and maintenance-related approvals to ensure efficient and cost-effective service delivery.

  • Review and approve maintenance-related expenditures, invoices, and operational requests within established guidelines while partnering with Property Managers and regional leadership to achieve community performance goals.

  • Serve as the primary maintenance leader for both communities, with direct oversight of the maintenance teams and the system access, reporting visibility, and operational authority needed to effectively manage staffing priorities, service operations, vendor partnerships, training initiatives, and maintenance performance.

  • Regularly inspect community buildings, including vacant units.

  • Compensation & Incentives

  • Base Pay: $85,000 - $95,000/year

  • Up to 50% Rent Discount

  • Property Staff Shared Renewal Commissions

  • Morgan Essentials: $300 quarterly

  • On-Call Appreciation: $15/day for holding the on-call phone

Hours & Schedule

  • Monday – Friday: 8am-5pm

  • Must be available and prepared for emergency events

  • Active and valid driver’s license and personal vehicle.

  • HVAC/EPA/CFC Certification preferred.

  • One-year certificate, 5+ years of related experience, or equivalent education and experience.
