THE ROLE

The Facility Manager is responsible for providing operational oversight and managerial responsibility for all repair and maintenance activities, tradeshow utility services, HVAC, life safety systems, building systems, utility management, lighting systems, plumbing systems, kitchen equipment, grounds keeping, telecommunications, elevators/escalators, safety and sustainability. This person is responsible for preventive maintenance activities and confirming accurate documenting of all work performed in the management system, ensuring maintenance records are current, complete, and compliant with established procedures. Essential Duties and Responsibilities

  • Recruits, supervises, trains, and manages employee performance across assigned departments.
  • Manages major facility service contracts, including HVAC, elevators and escalators, and landscaping.
  • Develop and trains staff to maintain technical competency.
  • Schedules staff, monitors labor hours, and prepares payroll reports.
  • Manages utility use and procurement to maximize cost savings.
  • Obtain quotes and purchases of goods and services for all departmental areas as needed.
  • Reviews event documents for engineering and operational concerns and recommend solutions.
  • Coordinates HVAC operations to maintain guest comfort throughout the complex and records hotel clients’ chilled- and hot-water use for billing.
  • Monitors repairs to minimize equipment downtime and disruption to events and facility tenants.
  • Ensure equipment is maintained to manufacturer specifications and that records remain accurate and current.
  • Evaluates, improves, recommends, and implements formal preventive maintenance programs for facility mechanical systems and equipment.
  • Maintains working knowledge of departmental systems, including building automation, computerized lighting controls, fire alarms, and the computerized maintenance management system.
  • Assists in preparing the annual operating and capital budgets and the rolling five-year capital plan.
  • Meets with contractors to obtain quotes and scopes of work for maintenance and repairs.
  • Assists in overseeing construction projects, vendors, subcontractors, and city and county services.
  • Maintains annual permits and inspection requirements for boilers, elevators, backflow systems, life-safety systems, and related equipment.
  • Assists in developing a formal energy conservation plan that includes lighting upgrades, technology enhancements, and stronger enforcement of energy management directives.
  • Administers departmental policies and procedures and maintains conduct standards for each subdepartment.
  • Performs other duties and responsibilities as assigned.

QUALIFICATIONS:

  • Required: Two or four-year degrees in engineering or technical discipline, or a minimum of three (3) years’ experience in a supervisory capacity in physical plant, or prior facility management position.
  • Knowledge: Appropriate certification/licensing within field a plus. Must have solid knowledge in all phases of building, equipment, operations, maintenance, project management, personnel administration and budgeting.
  • Experience: Minimum five years’ experience in the operation of a large public assembly, hotel, or other commercial facility. Three to five years in proven supervisory or facility management leadership role; demonstrated ability to handle multiple workflows with minimum instruction, experience in crisis management. Excellent customer service skills are a must as the position requires frequent interaction with customers, vendors and other visitors to the facility.
  • Ability: Able to function at a high level in a fast-paced, customer service-oriented hospitality environment
  • Skills/Aptitudes: Clearly demonstrated ability at problem solving, planning, organizing, and logistics. Must have the ability to interpret blueprints and construction specifications. This position requires the ability to interact with all types of people, and must be able to get along with co-workers, customers, vendors, and visitors to the facility. Must be able to respond politely to all individuals and work well as a team player.
  • Experience: Progressively responsible experience troubleshooting HVAC, lighting controls and mechanical systems, as well as demonstrated supervisory and leadership experience.
  • Skills: Strong mechanical aptitude and working knowledge of electrical, fire, HVAC, mechanical, building automation, energy conservation, lighting control systems and locksmith repairs.
  • Well Developed Communication Skills: Good oral, written and listening skills. Good analytical skills, including ability to lead, facilitate, plan and organize.

  • Working Conditions: This position requires a flexible schedule - some nights and weekends. Will be subject to call 24 hours in case of emergency.
