Job Description

We are seeking an experienced Title Researcher to support utility, power, and infrastructure projects throughout the Southeast. This individual will be responsible for conducting comprehensive title research, property ownership investigations, and document analysis necessary to support utility distribution, transmission, substation, telecommunications, renewable energy, and right-of-way projects. The ideal candidate will have prior experience supporting electric utility, energy, telecommunications, engineering, right-of-way, or land services projects and possess a strong understanding of property records, easements, deeds, rights-of-way, and title documentation. The successful candidate must be detail-oriented, capable of working independently, and comfortable interacting with county offices, clients, landowners, and project stakeholders. Key Responsibilities Conduct title research and property ownership verification for utility and infrastructure projects. Research deeds, plats, easements, rights-of-way, mortgages, liens, probate records, and other property-related documents. Review and interpret chain-of-title reports to determine property ownership and encumbrances. Obtain, analyze, and summarize public land records from county courthouses, tax assessors, GIS systems, and online databases. Identify and resolve title issues that may impact project schedules or land rights acquisition. Prepare ownership reports, title summaries, and supporting documentation for project teams. Coordinate with right-of-way agents, surveyors, engineers, project managers, attorneys, and utility clients. Utilize GIS mapping platforms, land management databases, and public records systems to support project research. Maintain accurate records and documentation in accordance with company and client standards. Support transmission, distribution, substation, renewable energy, telecommunications, and other infrastructure projects as needed.

Skills and Requirements

High school diploma or GED required. Minimum 2+ years of title research, title examination, right-of-way, land services, land administration, real estate, or related experience. Experience supporting utility, electric power, telecommunications, renewable energy, pipeline, transportation, or infrastructure projects. Strong understanding of: Property deeds Easements Rights-of-way Legal descriptions Title documents Property ownership research Land records Experience researching public records at county courthouses and online record systems. Knowledge of title examination practices and chain-of-title analysis. Proficiency with Microsoft Office Suite (Excel, Word, Outlook). Strong written and verbal communication skills. Ability to independently manage multiple projects and deadlines. Valid driver's license with acceptable driving record. Associate's or Bachelor's degree in Business, Real Estate, Geography, Land Management, Legal Studies, Surveying, Engineering Technology, or related field. Experience supporting electric utility, power delivery, distribution, transmission, or telecommunications projects. Working knowledge of: GIS platforms County tax assessor systems Land records databases Survey plats Right-of-way acquisition processes Experience utilizing software such as ArcGIS, QGIS, Netronline, courthouse research systems, or right-of-way management platforms. Notary Public certification. ALTA Title Examiner experience. Right-of-Way certification such as: International Right of Way Association (IRWA) coursework or certification RWA (Registered Right of Way Agent) SR/WA (Senior Right of Way Professional)
