Job Title: Project Manager

Job Description

This Project Manager role focuses on leading large-scale warehouse and industrial construction projects, typically around $30 million in value. The position oversees projects from preconstruction through completion, ensuring they are delivered on time, within budget, and to a high standard of quality while building strong relationships with owners and architects.

Responsibilities

  • Lead and manage warehouse and industrial construction projects from preconstruction through closeout, ensuring alignment with design, budget, schedule, and quality expectations.

  • Build and maintain strong, collaborative relationships with owners, architects, and subcontractors to support successful project delivery and client satisfaction.

  • Oversee total construction efforts to ensure the project is constructed in accordance with plans, specifications, and contractual requirements.

  • Lead preconstruction activities, including quantity takeoffs, estimating, selection of subcontractors, and preparation and submission of bid proposals to the owner.

  • Serve as the leader in design-build efforts, coordinating with design teams and stakeholders to integrate design and construction processes effectively.

  • Manage the subcontractor buyout process, including negotiation and completion of contracts with subcontractors and vendors.

  • Review, monitor, and manage the project budget, construction costs, and other financials to achieve project objectives and maintain profitability.

  • Create, maintain, and update detailed construction schedules to ensure project milestones and deadlines are met.

  • Conduct weekly owner-architect-contractor (OAC) meetings and regular onsite visits to monitor progress and verify the quality of construction.

  • Identify and address issues that may impact schedule, cost, or quality, and implement corrective actions as needed.

  • Coordinate with field teams to ensure safety, productivity, and adherence to project plans and specifications.

  • Prepare and present project status updates and reports to stakeholders throughout the project lifecycle.

Essential Skills

  • Minimum of 5+ years of experience as a Project Manager on commercial construction projects.

  • Proven experience managing large-scale projects, including at least 2 warehouse construction projects or projects valued at $15 million or more.

  • Strong project management skills with the ability to oversee multiple phases of construction from preconstruction through completion.

  • Experience with Procore or similar construction management or CRM software.

  • Ability to lead design-build efforts and coordinate effectively with design professionals and stakeholders.

  • Demonstrated ability to manage project budgets, construction costs, and financial performance.

  • Proficiency in developing and maintaining construction schedules.

  • Excellent communication and relationship-building skills with owners, architects, subcontractors, and internal teams.

  • Strong problem-solving skills and the ability to make sound decisions in a fast-paced construction environment.

  • Experience specifically with warehouse and industrial construction projects.

  • Exp in construction management or related field.

  • Familiarity with modern construction management tools and best practices.

  • Track record of delivering high-quality projects that meet or exceed client expectations.

  • Interest in professional growth and advancement within a construction organization.

Work Environment

The role operates within a commercial construction environment focused on warehouse and industrial projects of significant scale. Work involves a combination of office-based project planning and onsite construction oversight, including regular visits to active job sites. The Project Manager uses construction management technologies such as Procore or similar platforms to coordinate schedules, budgets, and project documentation. Pay and Benefits

The pay range for this position is $120000.00 - $150000.00/yr.

Individual compensation offered for this position within this range will depend on many factors, including qualifications, skills, relevant experience, job knowledge, geographic location, internal equity, and other pertinent job-related factors.
