Clearance Requirement: Applicants selected will be subject to a government security investigation and may meet eligibility requirements, including U.S. Citizenship, for access to classified information; Ability to obtain and maintain an HSPD-12 clearance required.

Responsibilities

The Building Management Control System (BMCS) Technician will be primarily responsible for monitoring, operating, testing and performing installation and corrective services, as well as preventive and corrective maintenance on the Building Automation System. In this position, you will be expected to apply adjustments in the Building Automation System in response to tenant calls, work orders, alarms, monitor building status, and identified fault conditions on the system(s). This position has the ability to work independently and has extensive knowledge and experience with BACnet protocols and with Distech, Struxureware (EcoStruxure), and TAC i-net automation systems. Must have a working knowledge of both text based and block function programming. They will report to the BAS Manager or Lead under the Service Manager, coordinate and receive direction from the Lab Ventilation Manager, and hold potential for back shift rotation or duty hours and on-call status. This position is covered by the CBA for Industrial, Technical and Professional Employees Union, OPEIU Local 4873.

CALL AND SITE COORDINATION:

  • Works with theadmin team to log and identify problem areas in the building.

  • Assists other trades in the field in the active troubleshooting of systems.

  • Monitors system for alarms, provides reports and performs triage on system reports and messages.

SYSTEM OPERATIONS:

  • Monitors controlled systems for performance and problems.

  • Backs up application software and checks network integrity of control devices.

  • Debugs and simulates programs, checks calibration of hardware/software devices, configures parameters and tests control components and software.

  • Performs function check of all control systems and documents results.

  • Sets up alarms for optimal efficiency and response.

SERVICE:

  • Responds to service calls by determining problems, identifying causes, and implementing solutions to address issues.

  • Works with the Lead, SM, and LVMto recommend and develop a maintenance program for their system.

  • Identifies and implements long term service strategies.

PERFORMANCE QUALITY:

  • Performs all work in accordance with contract documents and applicable company standards.

  • Performs work to meet the required response times and to facilitate others to meet response times.

  • Develops and maintains procedures and check lists for the execution of service calls, system routine maintenance and commissioning tasks to maintain consistency and completeness of the work.

COMMUNICATIONS:

  • Keeps managers andthe Admin Team informed of questions, progress, information needs, and discrepancies in system and other issues impacting the operation of the building and comfort of occupants.

  • Initiates follow up action to secure needed responses in a timely manner.

  • Uses real time judgement to escalate building issues to the proper entities.

Additional :

  • Record and report all faults, deficiencies, and other unusual occurrences. Respond to emergency situations and perform any and all tasks necessary for the protection of occupants and property

  • Perform Laboratory, Data Center, or mission critical environment maintenance activities to ensure appropriate Indoor Air Quality.

  • Operate and maintain critical systems such as HVAC, mechanical, CRAC units, life safety and building automated systems, and utility systems.

  • Knowledgeable on the use and operation of BAS systems for the control of equipment, monitoring facility conditions, and capture/trending of data for analysis and to support energy modeling.

  • Knowledge and use of Electrical Safety Precautions and Arc Flash requirements.

  • Proper use of PPE

Qualifications

  • High school diploma / GED with 3+ years of experience.

  • Vocational school or associate degree in a technical trade preferred.

  • Three years BAS monitoring and DDC controls experience within the building controls industry.

  • Ability to read and interpret technical documentation including sequence of operations, technical product literature, programming manuals and specifications.

  • Ability to troubleshoot basic communications wiring, control logic wiring and end devices.

  • Knowledge of building mechanical and electrical equipment functions and use, HVAC systems controls applications, and relevant hardware and software products.

  • Knowledge of commonly used networks and network topologies.

  • Ability to work at a computer terminal with mouse and keyboard for extended periods.

  • Ability to work safely in close proximity to exposed line voltage and low voltage wiring and terminations.

  • Good customer communication skills.

Preferable qualifications:

  • Experience with Siemen’s Controls Platforms and devices.

  • Experience with INET-7 Controls Platforms and devices.

  • Experience with Distech Controls system and devices.

  • Experience with Niagara Controls Platforms.

  • Experience with BACnet protocol

  • Factory training certifications on the above systems.

Abilities:

  • The position requires the ability to lift, carry, and move objects weighing up to [50 pounds] on a regular basis. Candidates must demonstrate physical strength and stamina to perform various tasks, including but not limited to, loading, and unloading, operating equipment, and assisting in the transportation of various materials. Proper lifting techniques and safety protocols must be followed to ensure personal and team safety.

  • Relocates a 12 foot stepladder without assistance.

  • Works at various heights up to 60 feet and can climb and maintain balance on scaffolds, aerial lifts, catwalks and all types of ladders.

  • Walks, climbs, lifts, squats, crawls, kneels, pushes, pulls and reaches overhead on a routine and repetitive basis.

  • Possess good vision (may be corrected vision), the ability to see in color, and the ability to hear and communicate in English.

  • May use a standard ladder without exceeding the weight limit while carrying tools.

  • Tell when something is wrong or is likely to go wrong. It does not involve solving the problem, only recognizing there is a problem.

  • Apply general rules to specific problems to produce answers that make sense.

  • Combine pieces of information to form general rules or conclusions (including finding a relationship among seemingly unrelated events).

  • See details at close range (within a few feet of the observer).
