Job Title: Facilities Technician

Job Description

The Facilities Technician performs a wide range of building and grounds maintenance activities, with a strong focus on preventative maintenance and timely repairs across a modern, technology-enabled facility. This role combines hands-on work in plumbing, carpentry, electrical, and HVAC with the use of digital tools and work order systems to ensure a safe, comfortable, and well-maintained environment for residents and guests.

Responsibilities

  • Perform general plumbing tasks such as changing shower heads, sink fixtures, and drains, and addressing minor plumbing issues as they arise.

  • Carry out general carpentry work, including repairing and adjusting beds, doors, and other fixtures using appropriate hand and power tools.

  • Handle general electrical duties, including replacing lamps and bulbs, tracing electrical lines, and supporting basic lighting repairs.

  • Monitor HVAC systems, clean vents in rooms, and troubleshoot routine HVAC issues, coordinating with external HVAC contractors for more complex repairs.

  • Use iPads and computerized work order systems to receive, document, and complete maintenance requests in a timely and accurate manner.

  • Operate and troubleshoot motorized blinds and other building technology systems, applying training provided on site.

  • Perform preventive maintenance on building systems, equipment, and facilities to reduce downtime and extend asset life.

  • Change out equipment components such as motors and sensors, ensuring proper installation and operation.

  • Conduct general facilities maintenance tasks including painting, lighting repairs, and minor structural fixes to maintain a clean and professional environment.

  • Provide responsive, customer-facing support to residents and guests, addressing maintenance concerns with a courteous and service-oriented approach.

  • Communicate clearly and professionally through written, verbal, and email channels to coordinate work, report issues, and update stakeholders.

  • Take initiative in identifying maintenance needs and resolving issues without waiting for formal tickets, demonstrating a proactive and go-getter attitude.

  • Travel between assigned locations as needed, primarily working at one site while supporting a second facility when required.

  • Adhere to safety procedures and guidelines while lifting and moving materials and equipment up to and over 50 pounds on a regular basis.

Essential Skills

  • General plumbing skills, including changing shower heads, sink fixtures, and drains.

  • General carpentry skills, with experience using tools to repair beds, doors, and similar fixtures.

  • General electrical skills, including replacing lamps and bulbs and tracing electrical lines.

  • General HVAC skills, including monitoring HVAC systems, cleaning vents, and basic troubleshooting, with the ability to coordinate with external contractors for complex issues.

  • Ability to use iPads, email, and computer-based systems, including digital work order platforms.

  • Comfort working with modern building technologies such as motorized blinds and up-to-date facility systems.

  • At least 6 months of building maintenance experience within apartment complexes or hotels.

  • Strong technical aptitude and hands-on experience changing equipment, motors, and sensors.

  • Demonstrated customer service skills and prior customer-facing experience.

  • Ability to lift 50 or more pounds on a daily basis.

  • Effective communication skills, including written, verbal, and email communication.

  • Experience performing preventive maintenance and general facilities maintenance tasks.

  • Ability to troubleshoot issues across plumbing, electrical, HVAC, and general building systems.

  • Willingness and ability to drive between multiple locations as part of the role.

  • Previous maintenance experience (candidates without any maintenance experience do not meet the requirements for this role).

Additional Skills & Qualifications

  • Previous maintenance experience in hotel or apartment complex environments.

  • Experience working in customer-focused settings such as apartments, hotels, or corporate facilities.

  • Experience working on rooftop HVAC units.

  • Familiarity with Variable Air Volume (VAV) boxes.

  • Building maintenance experience with a focus on preventive maintenance.

  • Experience in residential maintenance or contractor work.

  • Comfort using hand tools and basic maintenance equipment.

  • Strong initiative and a self-starter mindset, with a proactive approach to identifying and resolving issues.

  • Customer service orientation and ability to interact professionally with residents and guests.

  • Consistent ability to lift 50 or more pounds and perform physically active work throughout the day.

Work Environment

The role is based in a modern, technologically advanced facility with contemporary building systems and equipment. The typical schedule follows either Tuesday through Saturday or Sunday through Thursday, with shifts from 8:00 AM to 4:00 PM or 10:00 AM to 6:00 PM. The technician primarily works at one location but is expected to drive between two nearby facilities when needed and will be cross-trained to support both sites. Work involves regular use of hand tools, iPads, and computerized work order systems in a customer-facing environment such as hotels or apartment-style properties. The setting includes rooftop HVAC units, VAV boxes, and other modern mechanical systems, and the role requires frequent lifting of items over 50 pounds and moving throughout the building and grounds to perform maintenance tasks.

Job Type & Location

This is a Contract position based out of Washington, DC.

Pay and Benefits

The pay range for this position is $21.00 - $25.00/hr.

Individual compensation offered for this position within this range will depend on many factors, including qualifications, skills, relevant experience, job knowledge, geographic location, internal equity, and other pertinent job-related factors.
