Project Manager | Concrete Construction |📍 Chicago, IL

About the Opportunity: A highly respected self-perform concrete contractor is seeking a Project Manager to lead commercial concrete construction projects from preconstruction through closeout. With a substantial backlog of work extending years into the future and exceptionally low employee turnover, this organization offers long-term stability, career growth, and the opportunity to work on high-profile projects.

Position Overview: The Project Manager will take ownership of the complete project lifecycle, serving as the primary point of contact for clients, general contractors, field teams, and project stakeholders. This individual will oversee budgets, schedules, procurement, change management, and project execution while partnering closely with Superintendents to manage self-performed concrete operations. Projects typically range from several months to over two years in duration, with Project Managers working primarily from onsite job trailers throughout the life of each project.

Day-to-Day Responsibilities:

  • Manage projects from award through closeout
  • Develop and maintain project budgets, forecasts, and cost controls
  • Monitor labor productivity, equipment utilization, and material costs
  • Generate, track, and manage RFIs, submittals, and shop drawings
  • Identify, price, negotiate, and document change orders
  • Build and maintain project schedules and concrete placement plans
  • Coordinate formwork, rebar installation, concrete placement, post-tensioning, and finishing operations
  • Work closely with Superintendents to direct self-perform field crews
  • Manage procurement of concrete, reinforcement, formwork systems, and specialty materials
  • Coordinate vendors, suppliers, and subcontractors
  • Lead progress meetings and communicate project status to stakeholders
  • Manage billings, pay applications, and project documentation
  • Complete project closeout activities including punch lists, as-builts, and final documentation

Required Qualifications:

  • Minimum 2-5 years of construction Project Management experience
  • Experience managing commercial concrete construction projects
  • Strong understanding of project budgeting, forecasting, scheduling, RFIs, submittals, and change orders
  • Experience working with self-perform construction operations
  • Ability to read construction drawings and coordinate field activities

Compensation:

  • Base Salary: $90,000 - $120,000/year
  • Annual performance-based bonus opportunity
