Job Description

We are seeking an experienced Facility Assessor / Property Condition Assessor (PCA) to conduct comprehensive physical condition assessments of commercial, institutional, residential, industrial, and specialty properties.

The Facility Assessor will perform on-site evaluations of building systems and components, identify existing deficiencies and deferred maintenance, evaluate remaining useful life, and assist in developing capital repair and replacement recommendations.

Projects may include assessments across a diverse portfolio of properties, including:

Condominiums Energy and Manufacturing Facilities Healthcare Facilities Hotels and Hospitality Life Sciences Facilities Student Housing Multifamily Residential Office Buildings Parks and Recreation Facilities Retail and Mixed-Use Properties Senior Living Communities

The ideal candidate has a strong understanding of building systems, construction, facility maintenance, and property condition assessments and is comfortable independently conducting site inspections and preparing detailed technical documentation.

Key Responsibilities Conduct comprehensive Property Condition Assessments (PCAs) and facility condition assessments at client sites. Perform visual inspections and document the condition of major building systems, components, and infrastructure. Evaluate building components including: Roofing and building envelope Structural systems Mechanical and HVAC systems Electrical systems Plumbing systems Fire and life-safety systems Vertical transportation systems Interior finishes Exterior improvements Parking areas, pavement, sidewalks, and site infrastructure Identify existing deficiencies, deferred maintenance, potential safety concerns, and major repair or replacement needs. Estimate or support the development of repair and replacement costs associated with identified deficiencies. Evaluate the anticipated remaining useful life of building systems and major components. Develop short-term and long-term capital expenditure recommendations based on assessment findings. Review available property documentation, drawings, maintenance records, previous assessment reports, and other relevant facility information. Conduct interviews with property managers, facility personnel, maintenance teams, and other site representatives to gather information regarding building history and current conditions. Capture detailed field notes and photographs to support assessment findings. Prepare clear, accurate, and comprehensive written reports documenting observed conditions and recommended corrective actions. Prioritize deficiencies based on condition, urgency, operational impact, and anticipated capital requirements. Manage multiple site assessments and reporting deadlines simultaneously. Coordinate with project managers, engineers, architects, cost estimators, and other technical professionals as needed. Maintain consistent quality and accuracy across field assessments, documentation, cost estimates, and final reports. Travel to properties throughout an assigned geographic territory or nationally depending on project requirements.

Skills and Requirements

  • Bachelor's Degree in engineering or related field
  • 1+ years of experience as a Building Engineer or Facility Assessor
  • Willing to travel 2-3 times a month. 2-3 nights a week
