Mobile Maintenance Engineer
Job Description
The Maintenance Engineer performs inspections and maintenance across a designated portfolio of medical office buildings, ensuring all mechanical, electrical, HVAC, plumbing, and life safety systems operate safely and efficiently. This role plans and manages its own workload, responds to emergencies during and after business hours, and supports reporting and compliance activities related to building operations and ambulatory surgery center accreditation.
Responsibilities

Perform comprehensive building inspections on properties within the assigned portfolio.

Support the preparation of monthly and quarterly operations and mechanical reports.

Prepare technical evaluations and deficiency reports on existing mechanical equipment, life safety systems, and related components.

Plan and schedule workload in accordance with established priorities and operational needs.
-
Self-manage daily activities and operate independently with minimal oversight.
-
Respond effectively to all emergencies during normal business hours and after-hours, including issues related to fire and life safety.

Maintain and operate HVAC equipment, life safety equipment, and all other associated building systems and equipment.

Maintain inventory and ensure proper upkeep of all building equipment, tools, and materials.

Assist in preventive maintenance programs for all building equipment to reduce downtime and extend asset life.

Assist with project management and oversight for building and system improvement initiatives.

Maintain liaison with the Lead or Chief Maintenance Engineer regarding work orders, job completion dates, priorities, and estimates.

Handle, schedule, and document all life safety compliance requirements for ambulatory surgery center accreditation organizations.

Make recommendations for systems improvements through the immediate supervisor or management.

Make recommendations concerning capital budgets and projects based on building and equipment needs.

Communicate clearly and professionally with tenants, vendors, management, and visitors regarding maintenance activities and building conditions.

Document work performed, prepare routine reports, and maintain accurate records in the maintenance management system.
Essential Skills
-
Minimum of four (4) years of training and experience in life safety, electrical, HVAC, and refrigeration system operation, design application, and maintenance.
-
Demonstrated facilities maintenance experience, including troubleshooting of mechanical, electrical, HVAC, and plumbing systems.
-
Life safety compliance and accreditation experience, including upkeep and oversight of related systems and documentation.
-
Ability to read and understand blueprints and technical drawings.
-
Basic working knowledge of building control and automation systems.
-
Knowledge of CMMS (Computerized Maintenance Management Systems); experience with Building Engines is preferred.

Working knowledge of Microsoft 365 programs.

Comfortable using a smartphone for communication and work-related applications.

Ability to communicate effectively, clearly, and professionally with tenants, vendors, management, and visitors.

Ability to compose emails with proper punctuation and spelling.

Ability to comprehend and interpret instructions and apply them to maintenance tasks.

Ability to write routine reports and correspondence related to building operations and maintenance.

Hands-on skills in electrical, plumbing, and HVAC maintenance and repair.

Required: High School Diploma or General Education Degree (GED).

Required: Clean and valid drivers license with a good driving record.

Ability to lift at least 50 lbs., climb ladders, bend, twist, crawl, and jump as needed for maintenance tasks.

Ability to work in tight spaces and outdoors in extreme weather conditions.
-
Ability to differentiate primary colors and read gauges on meters and instrumentation.
Additional Skills & Qualifications

Preferred: Some college coursework or technical school education in a related field.

Preferred: CFC/EPA 608 Certification.

Preferred: Universal Level EPA CFC Recovery Certification.

Preferred: OSHA 10 training.

Experience working independently with little to no oversight across multiple properties.

Familiarity with medical office building operations and associated life safety requirements.

Strong organizational skills to manage multiple buildings, work orders, and priorities.

Attention to detail in documentation, reporting, and compliance activities.

Work Environment
This role supports approximately 40 medical office buildings spread across Charlottesville, Waynesboro, Fairfax, and Fredericksburg, Virginia. Work is primarily performed during standard medical office hours, Monday through Friday, 8:00 a.m. to 5:00 p.m., with additional on-call responsibilities for after-hours emergencies and occasional early arrivals when fire and life safety issues arise. The Maintenance Engineer typically works independently with little to no direct oversight, traveling between sites using a company vehicle. The environment includes mechanical rooms, tight spaces, outdoor areas subject to extreme weather, and clinical office settings where safety and professionalism are essential. A good driving record is necessary due to frequent travel between properties. Uniform shirts are provided, and a yearly allowance for composite-toe boots supports appropriate attire for a hands-on, field-based maintenance role.

This is a Contract to Hire position based out of Charlottesville, VA.
Pay and Benefits
The pay range for this position is $27.00 - $30.00/hr.
Individual compensation offered for this position within this range will depend on many factors, including qualifications, skills, relevant experience, job knowledge, geographic location, internal equity, and other pertinent job-related factors.
