SUMMARY: Under the general supervision of the Director of Maintenance and Operations performs diverse and complex administrative support duties as assigned. ESSENTIAL FUNCTIONS 1.Demonstrate prompt and regular attendance 2.Diagnoses the cause of problems and/or failures in HVAC systems (heating, air conditioning, refrigeration, etc.) for the purpose of identifying equipment and/or systems repair and/or replacement needs. 3.Perform and document the PM schedules for all district HVAC units. 4.Perform and document inspections of district HVAC units to include discharge temperature, room space temperature, and overall conditions of units. 5.Informs personnel regarding procedures and/or status of work orders for the purpose of providing information for making decisions, taking appropriate action, and/or complying with building and safety regulations. 6.Installs heating and air conditioning equipment and systems for the purpose of providing enhanced and/or upgraded capabilities. 7.Maintains vehicle, tools, and equipment for the purpose of ensuring availability in safe operating condition. 8.Monitors HVAC systems and related components (heating units, building exhaust fans, ventilation units, etc.) for the purpose of evaluating condition, identifying necessary repairs, and recommending preventive maintenance. Knowledge of building control systems. Manage our building control systems and web-based HVAC. 9.Operates maintenance vehicles for the purpose of transporting tools, supplies, and equipment to needed locations in order to perform assigned maintenance duties. 10.Participates in meetings, workshops, training, and seminars, as assigned for the purpose of conveying and/or gathering information required to perform job functions. 11.Performs routine and preventive maintenance for the purpose of ensuring the ongoing functioning of HVAC systems. 12.Prepares written materials (repair status, activity logs, etc.) for the purpose of documenting activities and/or conveying information.

  1. Repairs heating and air conditioning systems and/or components (pumps, motors, air handlers, fan coils, piping, etc.) for the purpose of ensuring a comfortable work environment. 14.Requests equipment and supplies for the purpose of maintaining inventory and ensuring availability of items required to complete the necessary installation and/or repair. 15.Responds to emergency situations during or after hours for the purpose of resolving immediate safety concerns 16.Follows safety requirements 17.Perform other duties and responsibilities as assigned

REQUIRED QUALIFICATIONS:

  • High school diploma or GED equivalent
  • Minimum two (2) years' relevant experience or Technical School equivalent
  • Valid Georgia Driver's License

PHYSICAL DEMANDS: The usual and customary methods of performing the job's functions require the following physical demands: significant lifting (75 pounds), carrying, pushing, and/or pulling, frequent climbing and balancing, frequent stooping, kneeling, crouching, and/or crawling and significant fine finger dexterity. The job is performed under some temperature extremes and under conditions with some exposure to risk of injury and/or illness. Generally the job requires 25% sitting, 60% standing/walking, and 10% squatting/stooping, 5% reaching. PREFERRED QUALIFICATIONS:

  • Electrical journeyman experience
  • Plumbing experience
