JOB SUMMARY

The CBRE Private Equity Analyst position is responsible for interaction within our internal organization, borrowers, clients, contractors, attorneys, title companies, architects, brokers, appraisers, and other deal related parties. The position requires the ability to independently perform: preparation of formal written presentations analyzing a wide spectrum of issues relating to both loan and property-level requests, delivery of the highest level of customer service to both internal and external clients, prepare detailed financial analysis, modeling and commercial mortgage underwriting duties, abstracting of loan and transactional documents, property inspections, and other functions including; market / sub-market research and presentation and creation of written presentations.

ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Assists Portfolio Managers by performing tasksinvolved in monitoring the performance and progress under business plansrelated to a defined portfolio of assigned commercial real estate loans andjoint venture investments.

  • Mentors, trains, and may manage analysts.

  • Provides excellent customer service and problemresolution for clients, borrowers, and internal / external customers.

  • Reviews and interprets loan documents, joint ventureand other deal documents and monitors compliance in accordance with thosedocuments.

  • Analyses propertylevel financial statements including operating statements, balance sheets andrent rolls.

  • Conducts research and financial analysis ofcommercial real estate properties, loans and portfolios.

  • Assists with data compilation for clientdecisions and makes presentations based on analysis that will be used forinvestment decisions.

  • Buildsand maintains complex financial models to track the performance of transactionsfrom inception through deal exit, that require advanced excel skills and asolid understanding of time value of money principals.

  • Builds and maintains financial models to trackcontracts and cash flows from the sellout of condominium projects or othersellout type projects.

  • Builds and maintains complex financial models totrack capital inflows and outflows related to ground up and major renovationcommercial real estate deals with multiple capital partners.

  • Reconciles andreviews loan draws for funding of construction, leasing and capital costs.

  • Identifiesproject risk, develops risk mitigation strategies and/ or contingency plans,and implements action plans to reduce or eliminate project risks.

  • Performs valuations of properties in excel and/ orArgus.

  • Conducts property inspections in coordination withclient and/or 3rd party inspector as needed.

  • Reviews budgets annually and monitors operatingstatements on a periodic basis, spreading both to industry standards uponreceipt and benchmarking to the underwriting projections.

  • Performs other duties and special projects asassigned.

SUPERVISORY RESPONSIBILITIES

May be responsible for training,mentoring or managing Portfolio Analysts or Associates.

QUALIFICATIONS

  • Exceptional professional writing and verbalcommunication skills are essential.

  • General underwriting capabilities and anunderstanding of commercial and construction real estate asset types.

  • Experience tracking construction projects forcapital providers a plus.

  • Ability to work in a fast-paced environment andsimultaneously manage and effectively prioritize numerous complex transactionsand issues.

  • Detail oriented and dedicated to accuracy.

  • Extensive MS Excel experience building models,both for tracking performance and forecasting cash flows.

  • Complete understanding of time value of moneyconcepts a must.

  • Excellent organizational skills.

  • Strong problem resolution skills.

  • Great attentionto detail, analytical mindset and ability to work independently as well as in ateam environment.

  • Previous workexperience in commercial real estate with focus on cash flow modeling,construction loan administration, valuation and / or loan servicing.

  • Applicants must be currently authorized to work in the United States without the need for visa sponsorship now or in the future.

EDUCATION and EXPERIENCE

Master’s Degree in Business orReal estate, Bachelor’s degree from a four-year college or universitypreferred. High School diploma or General Education Degree required with aminimum of 2 years related experience.

  • Ability to read, analyze and interpret loandocuments and industry reports

  • Ability to prepare clear, concise, complete, andcompelling transactional presentations, reports, and business correspondence

  • Ability to effectively present information toexternal clients and customers as well as internal management

  • Ability tocommunicate directions and guidance to others.

FINANCIAL KNOWLEDGE

Advancedunderstanding of the principles of real estate and finance, including timevalue of moneyprincipals. Ability to perform financial calculations and model cash flowsusing MS Excel.

REASONING ABILITY

Ability to define problems, collect data,establish facts, and draw valid conclusions.

Ability to interpret an extensive variety of instructions in written ordiagram form and deal with disparate abstract and concrete variables.

OTHER SKILLS and/or ABILITIES

Proficient in comment Microsoft products such as Word, Excel, Outlook,etc
