Role Purpose
The LCML (Light Commercial) Lab Maintenance Manager is responsible for ensuring the reliability, safety, and operational readiness of Carrier's Commercial HVAC Engineering Laboratories in Syracuse, NY. This role provides leadership for maintenance personnel, develops and executes preventive and predictive maintenance strategies, drives continuous improvement initiatives, and manages facility and laboratory infrastructure capital improvement projects.
The Maintenance Manager oversees 4 direct reports which include maintenance technicians and an electrician across a broader department of approximately 55 employees. The Maintenance Manager works closely with laboratory leadership, engineers, EH&S personnel, contractors, and technicians to maximize laboratory uptime, improve operational efficiency, reduce maintenance costs, and support long-term facility capability growth.
This is a full-time, 100% on-site position located at our facility in Syracuse, New York. The standard schedule for this role is Monday through Friday, day shift.
Role Responsibilities
Leadership & Team Management
-
Provide day-to-day leadership, supervision, coaching, and development of maintenance personnel.

Establish work priorities, assign resources, and ensure timely completion of maintenance activities.
-
Develop technical capabilities of maintenance staff through training, mentoring, and performance feedback.
-
Promote a culture of accountability, safety, teamwork, and continuous improvement.
-
Coordinate internal and external resources to support maintenance and facility objectives.
Maintenance Program Management
-
Develop, implement, and continuously improve preventive and predictive maintenance programs for laboratory facilities, mechanical systems, electrical infrastructure, and test equipment.

Establish maintenance schedules, operating procedures, inspections, and reliability metrics.
-
Analyze equipment failures and downtime events to identify root causes and implement corrective actions.
-
Drive continuous improvement of maintenance processes to improve equipment reliability and reduce unplanned outages.
-
Maintain maintenance records, asset histories, spare parts inventories, and equipment documentation.
Technical & Operational Support
-
Provide advanced troubleshooting and problem solving for HVACR systems, controls, electrical systems, and supporting laboratory infrastructure.
-
Support installation, commissioning, modification, and repair of equipment used in laboratory testing environments.
-
Review engineering drawings, electrical schematics, and equipment documentation to support maintenance activities.
-
Coordinate maintenance work with laboratory operations to minimize disruption to testing activities.
-
Support emergency response and critical equipment recovery efforts as required.
Continuous Improvement & Reliability Engineering
-
Identify opportunities to improve maintenance practices, equipment reliability, energy efficiency, and operational effectiveness.
-
Lead root cause investigations and implement corrective and preventive actions.
-
Establish key performance indicators (KPIs) and use maintenance data to drive decision making.
-
Develop standardized maintenance procedures, work instructions, and best practices.
-
Partner with engineering teams to improve maintainability and reliability of new laboratory systems.
Capital Improvement Projects
-
Develop and support laboratory infrastructure improvement roadmaps aligned with business needs.
-
Identify, scope, justify, and prioritize capital projects that improve laboratory capabilities, safety, reliability, and efficiency.
-
Manage capital projects from concept through commissioning, including budgeting, scheduling, contractor coordination, and execution.
-
Collaborate with engineering, finance, procurement, and facilities teams to successfully deliver capital investments.
-
Support long-term facility planning and asset replacement strategies.
Safety & Compliance
-
Ensure compliance with Carrier EH&S requirements, OSHA regulations, and applicable codes and standards.
-
Lead safe work practices and promote a strong safety culture throughout the maintenance organization.
-
Participate in audits, inspections, incident investigations, and corrective action activities.
-
Ensure all maintenance activities are performed in a safe and environmentally responsible manner.
Required Qualifications
-
Associate degree in Engineering Technology, Industrial Maintenance, HVACR Technology, Electrical Technology, or a technical field OR completion of a Skilled Trades Apprenticeship with 5+ years of industrial or facilities maintenance experience.

3+ years of experience in industrial maintenance, facilities maintenance, HVACR systems, or a technical field.
-
3+ years of experience leading maintenance projects, programs, or technical personnel.
Preferred Qualifications
-
Experience developing and executing preventive maintenance programs.
-
Experience managing contractors and coordinating cross-functional work activities.
-
Experience managing facility or infrastructure improvement projects.
-
EPA 608 Universal Certification.
-
OSHA 10-Hour or 30-Hour Certification.
-
Certified Maintenance & Reliability Professional (CMRP) or similar reliability certification.
-
Project Management or Lean/Six Sigma certification.
-
Strong knowledge of HVACR systems, controls, mechanical systems, electrical distribution, and industrial equipment.
-
Ability to read and interpret engineering drawings, P&IDs, electrical schematics, and technical documentation.
-
Knowledge of reliability-centered maintenance, preventive maintenance, and root cause analysis methodologies.
-
Understanding of facility systems, building infrastructure, and industrial maintenance practices.

Leadership Competencies

Pay Range
The annual salary for this position is between $79,000.00 - $158,000.00 annually. Factors which may affect pay within this range include, but are not limited to, skills, education, experience, and other unique qualifications of the successful candidate.
Other Compensation
This position may be entitled to short-term cash incentives, subject to plan requirements.
