Full job description
Sand Valley is seeking a relationship-driven, highly organized real estate professional to lead residential sales at the resort. This is a hands-on sales role responsible for guiding prospective homeowners from initial inquiry through closing, while helping shape and execute the broader real estate sales strategy at Sand Valley.
The ideal candidate is equally comfortable building relationships with prospective buyers, conducting property tours, negotiating transactions, and managing the details required to keep the sales operation moving. This is a highly independent role with no dedicated sales coordinator or administrative support.
This role will personally manage both relationship-driven sales and the day-to-day coordination and administration required to support it, while partnering closely with resort leadership and cross-functional teams.
About Sand Valley
Sand Valley is a golf resort and community settled gently upon 12,000 acres of rugged, prehistoric sand dunes in central Wisconsin. Here, residents and guests will find six world-class golf courses built in harmony with the land: Sand Valley, Mammoth Dunes, Sandbox, The Lido, Sedge Valley, and Commons. Founded in 2016 by brothers Michael and Chris Keiser, the resort is known for its friendly hospitality and a community of golf and outdoor enthusiasts who have been drawn to the raw beauty and serenity of the vast Wisconsin Wilderness.
Beyond premier golf, Sand Valley is a year-round celebration of all the outdoors from fat-tire biking, hiking, and kayaking to ice hockey, skating, or a guided cold plunge. The resort now features a 13,000-square-foot Tennis Center with 16 grass tennis courts and the twelfth Court Tennis facility in the United States. Alongside soul-stirring golf and outdoor exploration, Sand Valley offers a variety of savory dining venues showcasing globally inspired and rustic Wisconsin cuisine.
Key Responsibilities:
Sales & Prospect Management

Own and manage inbound leads, including timely and thoughtful phone and email follow-up.

Build relationships with prospective buyers and guide them through the full sales journey, from initial interest through closing.

Coordinate and conduct personalized property and homesite tours.

Understand each prospect’s interests, priorities, and timeline, maintaining consistent follow-through and moving qualified buyers toward a decision.

Lead offer negotiations in coordination with the landowner and manage transactions through successful closing.

Maintain an organized, accurate pipeline and provide weekly and monthly sales reporting.

Oversee the sales process for vacant land, resales, and finished homes.
Transactions & Listings

Prepare and coordinate purchase agreements, listing agreements, offers to purchase, and other transaction documents.

Manage MLS listings and ensure property information, availability, and pricing remain accurate and current.

Coordinate third-party listings, including updates, agreements, requests, and communication with outside brokers or representatives.

Manage pricing updates and ensure changes are reflected consistently across sales and marketing materials.

Coordinate home and homesite photography as needed.
Sales Strategy

Help drive Sand Valley's real estate sales strategy in partnership with ownership and leadership.

Bring a proactive, sales-oriented perspective to pricing, inventory, positioning, prospect

engagement, and conversion.

Identify opportunities to strengthen the sales process and improve the prospective homeowner experience.

Establish clear, repeatable processes that create consistency from inquiry through closing.

Surface prospect feedback, objections, market insights, and sales trends to leadership to inform broader real estate strategy.
Marketing Collaboration

Provide sales insights and prospect feedback to leadership and the Sand Valley marketing team to help inform real estate marketing strategy and execution.

Coordinate the development and maintenance of sales and marketing materials, ensuring prospective buyers have clear, accurate, and compelling information throughout the process.

Identify gaps or opportunities for new sales materials based on prospect needs and feedback, and work with leadership and the SVRE designer to develop and implement approved materials.
Internal Coordination

Coordinate with the HOA, internal leadership, and legal teams to ensure prospective and new homeowners receive accurate information.

Coordinate with residential and housekeeping teams to schedule and prepare homes and properties for prospective buyer tours.

Notify the Lido membership team when a prospective homeowner expresses interest in applying for membership.
What We're Looking For

Residential real estate sales experience, ideally within luxury, resort, second-home, golf, or lifestyle real estate.

Active Wisconsin real estate sales license, or ability to obtain appropriate licensure.

Demonstrated ability to build trusted relationships with sophisticated, high-net-worth buyers.

A willingness to embrace Sand Valley’s distinctive, relationship-driven approach to sales – thoughtful, patient, and focused on helping prospective homeowners determine whether Sand Valley is the right fit.

Exceptional follow-through, attention to detail, and written and verbal communication skills.

Ability to manage multiple prospects, transactions, and priorities while maintaining clear ownership and accountability.

Highly self-directed, proactive, and motivated by results.

An appreciation for Sand Valley, golf, and the vast Wisconsin wilderness.

Ability and willingness to work full-time on-site at Sand Valley in Nekoosa, Wisconsin.

Deliver a prospective homeowner experience that feels as thoughtful, personal, and memorable as the Sand Valley experience itself.
Compensation
- $80,000 annual draw plus benefits, with 1.5% commission on real estate sales. The $80,000 is guaranteed and does not need to be repaid if commissions earned are less than the annual draw.
