JOB SUMMARY:
Supervise the operations, maintenance, improvements and installation of all Resort Wide DDC/BMS systems, fire alarm life safety systems, security systems and card access systems site-wide infrastructure and associated auxiliary equipment and components. Responsible for coordination and communications with local utilities and associated government agencies.
MAJOR RESPONSIBILITIES:

Interface with utilities, Universal Creative, UPR and government agencies to secure, maintain and improve reliable service and meet all applicable DDC/BMS systems, fire alarm life safety systems, security systems and card access systems site-wide. Regulatory responsibilities.

Supervise routine DDC/BMS systems, fire alarm life safety systems, security systems and card access systems site-wide. Systems maintenance and PM schedules and operations. Ensure repairs are being performed as per OSHA and Universal Quality Standards. Ensure all Safety related items are completed as soon as possible.

Implement and achieve resort wide DDC/BMS systems, fire alarm life safety systems, security systems and card access systems site-wide maintenance budget. Performs all BMS work in such a manner as to stay within the budgeted constraints of all responsible accounts.

Coach and counsel BMS Technicians on: Personnel Development, Professional Growth, Performance Reviews, Employee Relations, Customer Service, Empowerment, Tech Service’s Culture, Safety Procedures, Decision Making, Identifying & Solving Problems, Allocating & Using Resources, Managing & Sharing Information, Planning, Improving Work Processes & Technology, Communications, Creativity and any other areas that will assist the Technicians in improving their daily performance and increasing productivity.

Implement and monitor site-wide energy conservation goals. Strive to reduce Utility costs as they relate to BMS equipment, systems and operations. Monitor and adjust utility controls to achieve maximum equipment efficiency and reduce variable operational costs as they apply to monthly billing cycles.

Assist Ride & Show maintenance with DDC/BMS systems, fire alarm life safety systems, security systems and card access systems site-wide issues to ensure ride reliability and maximum operational time as well as Guest satisfaction. As needed, ensure all possible assistance is given to the Ride & Show Supervisors on all DDC/BMS systems, fire alarm life safety systems, security systems and card access systems site-wide issues / initiatives as they apply to the operational readiness of the various venues and rides resort wide.

Understands and actively participates in Environmental, Health & Safety responsibilities by following established UO policy, procedures, training and team member involvement activities.

EDUCATION:

High school degree or GED (Required)

HVAC or Electrical License (Required)

Associates degree (AA) (AS)
-
Or equivalent from two-year College or technical school (Preferred)
EXPERIENCE:
-
5-7 years’ combination of operation and maintenance of industrial/commercial BMS systems and components, Fire Alarm and associated auxiliary equipment
-
3-5 years’ theme park maintenance experience required, with 1-3 years’ supervisory experience included

2-3 years project management experience required

Or equivalent combination of education and experience
