Lead Facility Operations That Support Exceptional Resident Care
Elderwood at Williamsville is seeking an experienced Director of Maintenance to oversee all aspects of facility maintenance, life safety compliance, preventative maintenance, and grounds management. This leadership role is responsible for ensuring a safe, comfortable, and well-maintained environment for residents, staff, and visitors while leading the maintenance team and supporting the overall operation of the facility.

Position Overview
As the Director of Maintenance, you will plan, direct, and supervise all maintenance operations for the facility, including building systems, equipment, grounds, and life safety programs. You will oversee preventative maintenance programs, manage departmental budgets and inventories, coordinate vendor services, and ensure compliance with applicable safety and regulatory requirements.
This role is vital to maintaining an environment where residents can live comfortably and safely while supporting the high standards of care that define Elderwood.

Responsibilities
Key Responsibilities - Director of Maintenance Facility & Equipment Management
-
Direct and oversee maintenance of:
-
HVAC, heating, cooling, and ventilation systems
-
Electrical, plumbing, water, gas, and mechanical systems
-
Communication and oxygen systems
-
Institutional equipment and facility vehicles
-
Power plant operations
-
Perform or oversee repairs, renovations, and maintenance projects including carpentry, painting, plastering, flooring, and refinishing work.
-
Schedule maintenance, repairs, equipment replacements, and new installations.
Preventative Maintenance & Compliance
-
Manage and maintain the TELS preventative maintenance program.
-
Track and document maintenance activities, repairs, and associated costs.
-
Ensure compliance with Life Safety Codes, NFPA regulations, and facility safety standards.
-
Participate as Co-Chair of the Safety Committee and support quality assurance initiatives.

Conduct disaster preparedness drills as requested.
-
Maintain awareness of infection control and workplace safety practices.
Leadership & Team Development
-
Train, supervise, schedule, and evaluate maintenance personnel.

Assign and prioritize departmental work assignments.
-
Lead departmental meetings and in-service training programs.
-
Foster a culture of accountability, safety, and service excellence.
Operations & Vendor Management
-
Manage department inventory, supplies, and equipment purchasing.
-
Monitor departmental spending and maintain operations within budget parameters.
-
Coordinate vendor and contractor activities to ensure quality and compliance.

Collaborate closely with leadership and department heads to minimize disruption to resident care and daily operations.
Resident-Centered Service

Help create a safe and welcoming environment for residents.

Respect and protect resident dignity, privacy, rights, and confidentiality.

Ensure maintenance operations support a positive living experience for all residents.
Qualifications
Qualifications - Director of Maintenance: Required
-
High School Diploma or equivalent.
-
Minimum of3 years of experiencein facility maintenance, physical plant operations, electrical, plumbing, carpentry, HVAC, or related trades.
-
Previous supervisory experience, including hiring, training, scheduling, coaching, and performance management.
-
Extensive knowledge ofLife Safety CodesandNFPA standards.
-
Proficiency with computer systems used for maintenance tracking, inventory management, purchasing, and reporting.
-
Valid driver's license in good standing.
-
Ability to read, write, speak, and understand English at an intermediate or advanced level.
Preferred
-
Experience with Underground Storage Tanks (USTs).
-
Knowledge of OSHA regulations.
-
Experience in healthcare, long-term care, senior living, or institutional facilities.
