About The Role:
As a CBRE Property Management Associate Director, you will leadthe execution and growth of the property management business within the marketwhile maintaining direct responsibility for a portfolio of commercialproperties. This position requiresbalancing day-to-day property management and client service responsibilitieswith broader leadership of market operations, including team development,regulatory compliance, business development, financial stewardship, andportfolio-wide client relationship strategies. The role serves as a key leader within the market, ensuring operationalexcellence across all properties while personally delivering exceptionalservice to a dedicated group of clients and assets.
This is an onsite role in Omaha, NE USA.
What You'll Do:

Manage a designated portfolio of commercialproperties – maintain accountability for client relationships, financialperformance, operational excellence, tenant satisfaction, budgeting, andcapital planning.

Drive compliance and risk management initiatives.

Act as a senior client advisor and escalationpoint.

Analyze project proposals and communicateproject status.

Support business growth and market profitabilityobjectives through relationship building, opportunity identification, andproposal activities.

Provide formal supervision to individualemployees, approve subordinate's recommendations for staff recruitment, andrecommend same for direct reports to next level management for review andapproval. Plans and monitors appropriate staffing levels and utilization oflabor, including overtime. Prepares and delivers performance appraisal forstaff. Mentors and coaches team members to further develop competencies. Leadsby example and models behaviors that are consistent with the company's values.

Bachelor's Degree preferred with 5 - 8 years of relevant experience. In lieu of a degree, a combination of experience and education will be considered.

Real Estate Salesperson License required. Professional designation such as CPM, CCIM, RPA and/or FMA preferred.

Ability to comprehend, analyze, and interpret complex business documents, handle sensitive issues, and write reports, manuals, and speeches. Ability to make effective and persuasive presentations on complex topics to employees, clients, top management and/or public groups. Ability to respond effectively to the most sensitive issues. Ability to motivate and negotiate effectively with key employees, top management, and client groups to take desired action.

Requires in-depth knowledge of financial terms and principles, the ability to forecast and prepare budgets, and conduct financial/business analysis including the preparation of complex reports.

Intermediate to advanced skills with Microsoft Office Suite

Working knowledge of leases, contracts, financial instruments, tax laws, and construction.
