Position Overview

The Lead Building Engineer ensures the continuous operational reliability, safety, and physical appeal of the hotel property. Combining hands-on technical expertise with supervisory leadership, this role oversees the maintenance of all mechanical, electrical, plumbing, HVAC, and life-safety systems. The Lead Engineer works closely with department heads to maintain high guest satisfaction, prevent costly equipment downtime, and foster a safe, comfortable environment for guests and staff alike.

Core Responsibilities Technical & System Maintenance

  • Equipment Care: Maintain, troubleshoot, and perform repairs on complex hotel infrastructure, including boilers, chillers, HVAC/PTAC units, commercial pumps, electrical panels, and plumbing systems.

  • Preventive Maintenance (PM): Execute and track proactive PM across all guest rooms, public areas, back-of-house spaces, and specialized equipment (e.g., commercial kitchen & laundry facilities).

  • Pool Operations: Maintain water chemistry, filtration, and heating systems in accordance with local health department regulations.

Team Leadership & Shift Supervision

  • Daily Operations: Assign, review, and follow up on work orders submitted through the property management or ticketing system.

  • Mentorship & Training: Assist in onboarding, training, and evaluating maintenance technicians; lead by example in safety practices and technical precision.

  • Emergency Response: Serve as a primary point of contact for after-hours engineering emergencies, weather-related events, or system alarms.

Safety, Compliance & Vendor Management

  • Regulatory Standards: Ensure strict compliance with local building codes, OSHA standards, EPA guidelines, and fire/life-safety mandates.

  • Vendor Coordination: Escort, supervise, and evaluate third-party contractors and service technicians (e.g., elevator specialists, fire alarm inspectors, pest control).

  • Inventory Management: Track tools, hardware, and spare parts inventory, ordering supplies efficiently while staying within budget.

Qualifications & Experience

  • Experience: Minimum of 2–5 years in facility maintenance, with at least 1–2 years in a hotel/hospitality setting preferred.

  • Technical Knowledge: Strong working command of MEP (Mechanical, Electrical, Plumbing) systems and building controls.

  • Certifications: .

  • Certified Pool Operator (CPO) or state equivalent preferred.

  • Specialized trade licenses (Electrical, Plumbing, or HVAC) are a strong plus.

  • Skills & Abilities:

  • Strong time-management skills with the ability to prioritize guest-facing repairs.

  • Professional communication and guest-service orientation.

  • basic computer applications.

Working Conditions & Physical Demands

  • Ability to stand, walk, climb ladders, and lift up to 50 lbs regularly.

  • Comfort working in tight mechanical spaces, on roofs, or in high-noise equipment rooms.

  • Flexibility to work varied shifts, including weekends, holidays, and on-call rotations as business demands require.
