Job Purpose:

The primary purpose of this position is to assist with the maintenance of EPI residential and office properties and to ensure they are safe and functional at all times.

Hiring Range : $21.50/hr-$25.00/hr commensurate with experience

Essential Functions:

Maintenance :

  • Ensure that residential & office facilities are always safe and functional and consistently maintained and in clean condition.

  • Assembles, repairs, maintains, and moves furniture, such as desks, cabinets, tables, chairs, shelves, and related fittings and fixtures as needed.

  • Conducts routine inspections and maintenance of heating, electrical, and air conditioning equipment; replaces filters; identifies and reports more complex maintenance needs to supervisor.

  • Completes and/or coordinates emergency repairs to prevent and resolve safety or comfort issues.

  • Inspects residential & office facilities and grounds for safety and security; identifies and reports hazardous conditions and facility maintenance needs to supervisor.

  • Follows safe working practices and makes appropriate use of related safety equipment as required.

  • Performs custodial tasks.

  • Monitors inventory, orders supplies, and maintains purchase records within authorized budget.

  • Maintains records and logs of daily activities.

  • Ensure EPI properties are always safe and functional.

  • Coordinate routine maintenance and collaborate with Facilities Manager on installation of new equipment.

  • Perform preventive maintenance to ensure EPI properties continue to run smoothly and operate efficiently.

  • Ability to visually inspect facilities, identify health, safety, and general disrepair and initiate and complete all needed work.

  • Ability to work independently and as part of a team with strong communication skills.

Carpentry :

  • Ensure all EPI properties are aesthetically pleasing, to include installing and patching drywall, painting, staining as requested.

  • Proficient in using carpentry tools and techniques, including measuring, cutting, and assembling materials.

  • Repair and/or replace damaged structures, including stairs/staircase and walls.

  • Perform skilled carpentry work to prepare structures and frameworks made from wood and other materials.

Electric :

  • Installing, maintaining, and repairing electrical systems and equipment.

  • Troubleshooting issues and ensuring safety compliance.

  • Replacing light switches or outlets.

  • Fixing damaged wiring.

  • Replacing circuit breakers.

Plumbing :

  • Installing, maintaining, and repairing water and drainage systems in residential group settings.

  • Installing fixtures, repairing leaks, unclogging drains, and working with various. plumbing components like pipes, valves, and fittings.

  • Diagnose plumbing issues, conduct routine inspections and ensure compliance with safety regulations.

  • Sump pump repair and replacement.

Other duties :

  • Changing furnace filters.

  • Collaborate with team and other contract workers during renovations, etc.

  • Record and report completed repairs and items that require further attention to the Facilities Manager.

  • Perform other duties as assigned by Facilities Manager and/or designee within your scope of practice.

Other duties as assigned by Facilities Director or designee within scope of practice.

Non-Essential Functions:

  • Participate on various committees as able.

  • Attend all meetings as required.

  • Must be willing to complete specific company required trainings as mandated by our governing agency, Office for People with Developmental Disabilities (OPWDD), at time of hire and annually thereafter.

    • Must adhere to all departmental /company policies & procedures at all times.

Education and Experience:

  • Minimum High School Degree or GED required with minimum of three (3) years’ experience in general maintenance and carpentry in residential/group homes, apartments, and/or senior living facilities.

Supervision:

  • None

Computer Skills:

  • Strong working knowledge of Microsoft programs to include Email, Word, Excel, PowerPoint, Teams.

Qualifications:

  • Must possess and maintain a valid NYS Driver’s License-use of an agency vehicle is required for business travel.

  • Solid verbal and written communication skills, with demonstrated ability to communicate with all a diverse work population of various levels within the organization.

  • Mature interpersonal/professional skills to effectively collaborate, resolve issues, and maintain confidentiality.

  • Demonstrated ability to use poise, tact, maturity, and diplomacy during difficult and/or stressful situations to effectively collaborate and resolve issues.

  • Must be able to lift and carry up to 75 lbs.
