A. POSITION SUMMARY

Executes a comprehensive program of on-site supervision with focus on safeguarding the integrity, safety and suitability of agency homes, offices and day programs.

Inclusive of handling ongoing physical plant and life safety audits conducted by OPWDD & OFPC. Supervises engineering mechanics in the completion, quality and timeliness of work. Provides technical assistance as needed. Supervises and assists with site development and enhancement projects as assigned.

B. POSITION DUTIES

  1. Assists in the development of Plans of Correction Action “POCA’s” for Statement of Deficiency “SOD’s”, collaborating with Engineering and CLS management teams.

Ensures audit violations are corrected per guidelines provided for physical plant and life safety citations.

  1. Conducts in-services to ensure life safety regulations and conditions are maintained throughout the agency.

  2. Follows established strategies and protocols for handling CPU’s life safety program and pre-audit preparation, inclusive of multi-category check lists; conformance with NFPA 25; Maintenance of Sprinkler systems and NFPA 72 Maintenance of Fire Alarm Systems maintenance inspections and formats; maintaining schedules for pre-audit inspections inclusive of review of 2 prior years of SOD’s to prevent repeat citations; ensuring all required Life Safety Code “LSC” documents are readily available at locations for audits.

  3. Supervises execution of work orders by engineering mechanics inclusive of emergency, pre-audit, on demand repairs, cyclical maintenance and inspections in compliance with NFPA, DOB, FDNY, OPWDD, and OFPC. Provides technical assistance as needed.

  4. Collaborates with engineering team on new strategies and initiatives to develop best practices, implement new standards as needed.

  5. Develops working relationships with auditors and maintains optimal levels of communication to facilitate successful outcomes. Maintains location specific nuances for dissemination and discussion with management team.

  6. Evaluates and supervises work order assignments and facilities improvement requests. Alerts Facilities Manager, of any facilities’ improvements requests, outside of normal maintenance and minor repairs that fall under predetermined funding option categories.

  7. Collaborates with Facilities Manager and other LS supervisors to promote optimal levels of facilities-based knowledge, inclusive of systemic concerns and situations.

  8. Supervises commissioning of systems and on-site inspections of mechanical, fire alarms, sprinklers, appliances, etc. to ensure proper operation

  9. Ensures agency and departmental policies and procedures are properly implemented.

  10. Assists with accident investigation, resulting in personal injury and/ or mechanical failures; provides reports and photos to management team to cause and corrective action taken.

  11. Assists with field measurements, line diagrams and photos, as needed, including estimates for labor and materials where applicable.

  12. Supervises site conditions as part of on-call responsibilities, inclusive of after-hours and rotating on-call weekend coverage.

  13. Provides updates as requested as part of facilities project tracking network.

  14. Performs other duties as assigned.

C. REQUIREMENTS

  1. Minimum of two (2) years supervisory experience.

  2. Knowledge of building construction and related systems.

  3. Knowledge of and/or ability to learn aspects of Life Safety Code.

  4. PC Skills, including Microsoft Office (Word & Excel)

  5. Good communication skills.

  6. Familiar with multi- trade tools and equipment.

  7. Valid driver’s license. Willing to drive Company Vehicle to / from all agency facilities.

  • Performs all job responsibilities in full compliance with all applicable laws, rules, regulations, policies and procedures. Adheres to the agency’s corporate compliance program, including the code of business conduct, the NYS and Federal False Claims Acts, whistleblower protections and mandatory reporting. Completes corporate compliance training at least annually. Fully cooperates in all corporate compliance investigations and reviews.

D. EDUCATION

  1. Two (2) Years College (Associate’s Degree) or equivalent in engineering discipline; building construction, facilities management, plant operations, certified superintendent,

or has held NY or NJ Contractors License.

  1. Must be able to obtain and maintain S-95 Certificate of Fitness as Supervision of Fire Alarm Systems.

E. SUPERVISES:

Mechanics on as needed basis.
