Job Description
What to Expect
Our team is seeking a skilled Real Estate Asset Manager to spearhead our continued growth. Whatever group we partner with, we constantly push ourselves to approach challenges from first principles. Together we are focused on optimizing the space we have, finding the best solutions to our immediate term expansion needs, and devising and driving our long term strategy.
What You'll Do
Work with key business units to determine real estate needs including relocation, consolidation, expansion, sublease, and purchase. Develop key search criteria and potential geographies based on business need supporting the Real Estate Manager
Perform Zoning/entitlement checks, complete zoning application requests, etc. Gather and evaluate potential options on economic, demographic, and other market data. Model both qualitative and quantitative location selection criteria
Responsible for creating and compiling business case justification material for Executive project approval
Perform and collect necessary site due diligence to prepare for Development. Responsible for all ancillary support location site identification and transaction management. General Transaction Management duties to support Real Estate Manager
Negotiate Non-binding LOI and work letter supporting real estate manager and outside real estate broker. Negotiate lease alongside real estate manager and outside Counsel. Responsible for tracking critical Lease dates alongside Lease Administration within the region of focus to ensure timely renewal or other required management
Work closely with project manager, design manager, accounting, and finance teams throughout the lifecycle of a facility to achieve timeline and budget goals. Manage development timeline and budget goals. Manage development timelines alongside construction and design partners
Prepare lease documents for execution and manage internal programs to successfully complete site set up. Prepare site evaluation packages for executive management
What You'll Bring
Bachelor's degree or equivalent experience
3+ years of experience transactional real estate across multiple real estate product types
Experience with gathering, analyzing, and presenting demographic and financial data to Executive-Level personnel
Basic understanding of key real estate concepts
Experience with municipal planning and zoning procedures preferred
Proficient with MS Excel, Word, and PowerPoint
Ability to travel up to 20%
