Full job description
Permanent Placement Title or Role: Tenant Engagement Director Compensation: Up to $200,000 base salary + Equity & Cash bonus plus benefits, commensurate with experience. Location: New York City, onsite Company Description Our client builds and operates industrial-scale data centers, allocating power capacity across two of the fastest-growing sectors in infrastructure today: bitcoin mining and high-performance AI computing. They're not choosing between the two, They're building the pipeline to serve both, and they've reached the point where the tenant side of that business needs its first dedicated owner. This is a build-it-from-nothing role. There's no existing tenant engagement function to inherit. There is a live book of tenant relationships that currently has no single owner, a set of SLAs with real financial exposure that no one is systematically tracking, and a growing pipeline of new tenants who will need a much better experience than "first hire figures it out." You'll design how this function works, then run it. Position Description From the day a data center is delivered to a tenant, you're the person they call — and the person internally who makes sure that relationship, and the money attached to it, is being managed with rigor: Responsibilities

Own the tenant relationship post-delivery — lease administration, SLA administration, and change-order management, end to end.

Monitor SLA compliance and manage overage/penalty exposure in ServiceNow, the system of record — you won't build the platform, but you own what gets tracked in it and why.

Define SLA-tracking requirements and drive their implementation with Technology, Site Ops, and Finance.

Sit inside lease negotiations as the operational voice — pressure-testing SLA terms for feasibility, measurability, and enforceability, and flagging what won't work operationally, without ever losing sight of getting the deal done.

Run tenant turnover and commissioning, coordinating across Site Operations, EAM, and Asset Management for every new activation.

Own rent invoicing accuracy as tenancies activate, working directly with Finance on revenue recognition.

Build the portfolio-level narrative — the commercial and tenant-performance story that goes to management
Qualifications A track record of owning a tenant or customer commercial relationship start to finish, not just a piece of one.

Real fluency reading lease and SLA language and translating it into what operations actually has to do.

Experience running a cross-functional turnover or comparable operational handoff — you know what breaks and how to keep it from breaking.

Comfort living inside a system of record that's tracking real financial exposure.

The commercial judgment — and the credibility — to shape deal terms with Legal and Corporate Development without having formal sign-off authority. You'll get heard because you're right, not because of your title.

6+ years in commercial real estate, data center, or infrastructure asset management, with hands-on lease and SLA administration. Not adjacent to it, doing it.
Scope of Role Owns: the operational meaning of tenant lease and SLA terms; turnover and change-order coordination; SLA-tracking requirements; commercial performance reporting. Partners with: Legal & Corporate Development on negotiation (as SLA advisor); Technology on SLA tooling; DC Ops on day-to-day site matters; Finance on revenue accounting. Does not own: lease negotiation itself; site operations; the ServiceNow platform and build; corporate revenue accounting. Education & Certifications:
- Bachelor's degree in a relevant field.
