Responsibilities

Are you a hands-on problem solver who takes pride in keeping a community running smoothly? As a Maintenance Technician (Local 808 union) you will play a vital role in ensuring our buildings and grounds are safe, functional, and inviting. You’ll perform a variety of maintenance tasks, from plumbing and electrical repairs to HVAC and carpentry work, all while upholding our high standards for quality and safety.

Located just west of Times Square, Manhattan Plaza (https://www.related.com/our-company/properties/manhattan-plaza) is a unique community housing 1,689 units, where 70% of our residents are performing artists. It's a home for creativity and culture, surrounded by the vibrancy of New York's arts scene. In addition to housing, we have 14 commercial tenants and three businesses, fostering a dynamic environment where life and art converge.

ESSENTIAL JOB FUNCTIONS:

  • Complete service requests in a timely manner and interact with residents to ensure their needs are met.

  • Prepare vacant units to occupancy standards within established time frames.

  • Inspect property mechanical systems and grounds, addressing safety issues immediately with management.

  • Conduct advanced routine maintenance tasks, including plumbing, electrical, and carpentry repairs.

  • Perform cleaning and upkeep of common areas and grounds.

  • Train and mentor junior maintenance staff as needed.

  • Inspect property and address maintenance concerns proactively.

  • Assist in emergency repairs as directed by supervisors and rotate on-call for emergency maintenance.

  • Maintain an inventory of maintenance supplies and report any shortages.

  • Other duties as assigned.

ANTICIPATED SALARY RANGE:

  • $31.45 / hour

  • Weekly Pay

  • This position is Non-Exempt, meaning eligible for overtime pay

  • Local 808 Union and Benefits

This range is provided as a general guideline and reflects what we reasonably expect to pay for this role at the time of posting. Actual compensation may vary depending on a variety of factors, including the candidate’s qualifications, geographical location, and the specific responsibilities of the role. In addition to salary, this position may be eligible for performance bonuses and a comprehensive benefits package, including health insurance, retirement plans, and paid time off.

Final compensation offers will be determined following a thorough assessment of the candidate’s background and the requirements of the position.

Qualifications

  • Required 90-Day Training Schedule: First 30 days: M–F, 7:30a–4p; 2nd 30 days: 7:30a–4p with a mix of weekday & weekend shifts (TBD); final 30 days: M–F, 3:30p–12a. After training, maintenance team members must be available for shifts scheduled any day M–Su, though actual workdays will be assigned.

  • Must be willing to join Local 808 union

  • 2+ years of experience in general maintenance or related field.

  • Basic knowledge of HVAC, plumbing, carpentry, and electrical systems.

  • Affordable housing experience is a plus.

  • Schedule flexibility is required, including the ability to work weekends when necessary to meet property maintenance demands.

  • Must be able to participate in the emergency on-call rotation as needed.

  • Dedicated to exceeding expectations by providing exceptional service.

  • Bilingual in Spanish is a plus.
